Most commercial roofing proposals look the same on the surface. The differences are in the details — and those details can cost you thousands.

1️⃣ Contractor Experience — How long have they been doing commercial work specifically? Residential and commercial roofing are not the same. Ask for references and look at their track record on projects like yours.
2️⃣ Quality of Materials — Not all roofing materials are equal and not every contractor will tell you what they're actually installing. Know what's going on your roof and why.
3️⃣ Warranty — A warranty is only as good as the contractor standing behind it. Understand what's covered, for how long, and who you're calling if something goes wrong.
4️⃣ Scope of Work — If it's not written in the proposal, don't assume it's included. Vague scopes lead to change orders, delays, and surprises no property manager wants.
