Most commercial roofing proposals look the same on the surface. The differences are in the details — and those details can cost you thousands.
Chris and Emily from The Roof Authority break down exactly what HOA boards and property managers should be looking for before signing anything.

1️⃣ Contractor Experience — How long have they been doing commercial work specifically? Residential and commercial roofing are not the same. Ask for references and look at their track record on projects like yours.
2️⃣ Quality of Materials — Not all roofing materials are equal and not every contractor will tell you what they're actually installing. Know what's going on your roof and why.
3️⃣ Warranty — A warranty is only as good as the contractor standing behind it. Understand what's covered, for how long, and who you're calling if something goes wrong.
4️⃣ Scope of Work — If it's not written in the proposal, don't assume it's included. Vague scopes lead to change orders, delays, and surprises no property manager wants.

Full Name: Emily Long

Position at The Roof Authority: Office Manager

How long have you been with TRA?
5 years

What do you specialize in or what is your role day-to-day?
I wear many hats at The Roof Authority, managing office operations, marketing initiatives, project coordination, and customer relationships. My role helps ensure projects run smoothly from initial inquiry through completion while maintaining clear communication between our team, clients, and vendors. I enjoy supporting our team, building relationships within the community, and helping deliver an exceptional experience for every customer.

What do you enjoy most about your job?
The relationships I’ve built with our customers, vendors, and team members are my favorite part of the job. Seeing a project progress from an initial conversation to a successful completion is incredibly rewarding, especially knowing we’ve helped protect our clients’ properties and investments.

One thing customers should know about you:
I genuinely enjoy helping people and finding solutions. Whether it’s answering questions, coordinating projects, or connecting customers with the right resources, I’m always happy to help.

Fun fact about you:
I am a very proud aunt to my 6-month-old nephew, Christopher. I’m also a Certified Personal Trainer and enjoy staying active outside of work! 💪😊

Most roofing contractors move fast through the details nobody sees. Our team moves carefully — because we know exactly what happens when those details are done wrong.

In this reel, Chris from The Roof Authority breaks down the external wall details on our Treasure Coast Vault project — custom coping cap, scuppers, and downspouts — all fabricated and installed by our own team.

No shortcuts. No subcontractors. No compromises.

The work speaks for itself.

👇 If you manage a commercial property or HOA in South Florida and want to know what your current roof's details actually look like — we'll come take a look. Contact us today for a free commercial roof assessment.

Big shout out to Treasure Coast Vault in Fort Pierce. 🤝

If you haven't heard of them — Treasure Coast Vault is St. Lucie County's premier small bay industrial complex. We're talking climate-controlled, concrete block construction units built for exotic vehicles, collectables, RVs, boats, and serious business operations. These aren't storage units — they're investments.
And when it came time to protect everything inside, they trusted The Roof Authority to deliver a roofing system built to handle whatever South Florida throws at it.

That's not a responsibility we take lightly. A facility like this demands a roof that performs — because what's underneath it is irreplaceable.

Here's what most property managers don't know about their roofing contractor — the crew showing up, the equipment on site, and even the materials being installed may have nothing to do with the company you hired.

Subcontracting, leased equipment, and outsourced fabrication are standard practice in this industry. It drives up costs and creates accountability gaps that hurt you when something goes wrong.

The Roof Authority does it differently.

Our crew. Our equipment. Our own metal fabrication shop. Everything needed to complete your project lives under one roof — ours.

No middlemen. No markups. No hand-offs.

That's how we consistently deliver a higher quality product at a price that actually makes sense for your property and your budget.

Roofing done right 💯

La Mer Condominium — Indian River Shores, FL.

This is the kind of project that requires more than roofing experience. A full roof replacement on an occupied oceanfront condo building means every decision we make affects the people living directly below us.

From the first conversation with the board to the last day of installation, our job isn't just to build the right roof system — it's to make sure every resident and association member experiences the smoothest process possible. Clear communication with the board before work begins. Scheduled access that works around residents. No surprises, no disruptions that weren't planned for, and no unit left exposed.

La Mer sits right on the Atlantic in Indian River Shores — one of the most demanding roofing environments in the state. The system spec has to be right. The installation has to be right. And the process has to respect the people who call this building home.

Follow along for more project updates.

Every great company runs because of the people in it.

At The Roof Authority, Emily is one of those people — and like everyone on our team, she shows up every day with the kind of care that only comes from being part of a family business.

We're not a franchise. We're not a national chain with a local number. We're South Florida's commercial roofing specialists — and we're built on relationships, not just contracts.
