From the street or driveway, flag:

• Missing, curled, or uneven shingles you can see from the ground
• Sagging or stained fascia and drip edge
• Granules piled in the gutters or at downspouts
• Chimney flashing that looks lifted or heavily sealed over

Cool mornings and warm afternoons are back in DFW this week. That kind of swing is hard on the metal and sealant around chimneys, skylights, and wall flashings.

From the ground, take 2 minutes:

• Look where the chimney meets the shingles. Gaps, lifted metal, or cracked sealant are worth a closer look.
• Check skylight frames for gaps or staining on the ceiling below.
• After last week's rain, note any new ceiling spots near an exterior wall or chimney.

Stay off the ladder. Phone zoom from the yard is enough for a first pass. If something looks off, we can come check it before Friday's chance of rain.

Seeing black streaks on the north side of your roof?

In North Texas, those dark streaks are usually algae, not dirt. It likes the shaded, damp side of asphalt shingles and shows up more after a wet stretch like the one we just had.

Quick answers:

• Is it hurting the roof right away? Usually no, but it can hold moisture and make the shingles age faster.
• Can you pressure wash it off? Skip the pressure washer. High pressure can strip granules.
• What helps? A soft wash made for roofs, or in some cases a copper or zinc strip near the ridge that lets rain do some of the work over time.

Realtors: today's cold front is a reminder that fall weather still has a say in North Texas deals. Between the heavy rain on Oct. 1 and gusty fronts like this one, a roof can show up on an inspection report even when the home looked fine at listing.

This summer was a hard one on North Texas roofs. We went from July to the Oct. 1 storms with almost no rain, and highs are still near 90 this week. That kind of heat dries out asphalt shingles over time.

For roofs that are aging but still in good shape, roof rejuvenation is worth asking about. It's a plant-based treatment, made from soybean oil, that soaks into the shingles to help bring back flexibility and help hold the granules in place.

A cold front is expected in DFW on Friday, with highs dropping from the low 90s into the 70s and north winds gusting as high as 30 to 35 mph. A lot of wind trouble on a roof starts with something loose on the ground, so a few minutes in the yard before Friday goes a long way.

Before the wind:

• Close and tie down patio umbrellas.
• Anchor trampolines and light furniture, or move them inside.
• Put trash and recycling bins in the garage or against a wall.
• From the ground, make sure satellite dishes and other roof fixtures haven't worked loose.
