Nice little one day job for friends repairing wood rot. Removed wood up to solid material. Cut fresh wood to replace. Caulked and painted. New door seal all around. Door shimming to align the doors properly. And added a new bracket to secure the non-used French door. Here’s a few beforeand afters. 👊

What’s the most expensive part of a house to remodel? Yup, the kitchen. Lots of factors go into this (like the number of trades involved and the diversity of the materials needed). But here’s how you can shave a little off the cost. I will add that this suggestion is not appropriate in all houses (historic or higher price points), but for the majority of American this works.

All epoxy floors are NOT created equal. There is so much work and knowledge that goes into them. The DIY kits are nice for 10 days… a floor done right is nice for 10 years. This is the crew during the prep process. Scuffing and patching even the smallest cracks before the first coat goes down. 🤩

How active is your GC in your project?

At Crestline Residential, the goal is transparency and communication. One way this is done is via Daily Logs shared through the online Client Dashboard where project updates and photos (if necessary) are shared with the client. No matter where the client is, they don’t have to wonder and guess if movement is happening.

The fee may ‘feel’ expensive, but you are paying for 30+ years of hands on renovation and construction experience along with proper project management skill. Ultimately you get a better finished project and cut out risk.

I will say this, if your GC candidate doesn’t provide this type of clarity, find someone else… even if it is not Crestline Residential. 🔨

Super excited for my clients who closed with me and Broker Direct Real Estate on the purchase of this gem in Crestwood. Even better that appraisal came in higher than our negotiated offer. 💰

And now it’s time for my Crestline Residential to get to work putting on the final polish to really make it sparkle ✨

Funded yesterday but I pre-planned for the project a couple weeks ago. New fence goes up starting Saturday. Other pieces already in the queue. And yes, I treat a jobsite like its my own house. 🔨
