A leaky. ill-designed air-handler in the pool house's attic, along with burst supply line pipes of the bathroom led to a complete redesign of the space. Shown in the photographs are the before and after of the space.
PROBLEMS:
1. Attic was cramped with open wiring, a faulty Air Handler unit for the AC, burst copper pipes, and a non working water heater. Water heater, Air Handler, and leaking pipe had drenched the ceiling and the partition wall between the main room and the bathroom
2. Attic space area had several AC grills, attic access door, wall lights, with a 5' double door leading to a small pool bathroom.
3. No Air-conditioning in the bathroom.
4. Leaky doors and windows.
SOLUTION:
1. Recapture the wasted space in the attic by opening it up, and making it visually appealing, recessing the attic access door, adding LED lights
2. Change out the traditional ducted AC unit with a ductless mini split system,
3. Change out the water heater with a tankless water heater, and replace te copper pipes with PEX piping,
4. Custom made wood vents at the bathroom’s below-ceiling level, and above baseboards to help with air circulation in the wall between the main room and the bathroom,
5. Replace the 5' double doors to the narrow bathroom with a pocket door by rebuilding the wall opening, and putting in a pocket frame for a solid wood vented, louvered door.
6. False beams to run electrical wires to accommodate more lighting in the dark room. LED energy saving can lights were put in hollow beams,
7. Weather-strip all the windows and doors to the Pool House’s main room.
