se costs we incur from permit to cleanup. Furthermore, we remove doubt and mistrust you agree to our fee for an agreed scope of work. When you receive our proposal, you will notice that we proposed a cost + a fee pricing, usually
referred to as just "cost plus," or “open book”. This is defined by adding two components together:
Costs the builder incurs to deliver the scope of work + Builder’s fee for delivering the scope of
work at builder’s cost. Open book pricing provides the transparency missing from a lump sum price. It allows you as the client, to share in the benefits that come from more efficient work, and costs that may be lower than originally estimated. We hope you find value in the transactional transparency, and obtaining our builder discounted costs on material and labor. Throughout the life of the project regular accounting and cost reporting is provided and communicated with you, a compliment to the definition of Open Book. Your benefits to this method:
✓ Transparency of all costs incurred by us throughout the project
✓ Routine accounting is supplied to you for 2 reasons; identify budget vs actual, and the
allocation of your project funds
✓ Our proposals offer detailed allowances and/or bids for each trade, or specialist needed to complete your scope of work
✓ The cost-plus contract allows you to have more flexibility to change designs and materials as the project proceeds
We will deliver our services at an agreed fixed fee or percentage on the construction cost up to a defined threshold. If you decide to enhance the scope of work beyond this threshold, we will
negotiate a reduced fee for that portion of the work. Our responsibilities include but are not limited to finding and hiring the right licensed and
insured subcontractors. Coordinating, scheduling all the subcontractors and material vendors. Supervising the project troubleshooting potential conflicts and job-site issues. Reviewing plans and specifications with owner and design team. Reviewing and negotiating estimates, bids. Value engineering project with owner and design team. Management of all permitting and inspections with local municipality. Quality control and quality assurance to overall satisfaction. How does your contractor stack up?
