At Leeco Painting, we recently started working with the staff and management at EVEREDY Square to begin the surface preparation and repainting of several metal awnings throughout the property.
These awnings were last painted roughly 10 years ago, and considering the exposure to weather and constant heat buildup from the black finish, they’ve actually held up for quite a while. Dark-colored metal is always challenging because black paint absorbs a tremendous amount of heat from the sun, which causes expansion, contraction, and eventually paint failure over time.
Our process starts with a thorough power washing to remove dirt, chalking, and loose paint. From there, we hand scrape everything back to a tight edge, sand the remaining coatings smooth, then wash the surfaces again before the painting phase begins. Proper preparation is everything on projects like this.
One thing that’s extremely important to us is keeping the property clean and protecting the surrounding area while we work. During power washing and surface prep, we install debris netting to capture loose paint chips and residue so it doesn’t end up in the landscaping, storm drains, or on anyone’s vehicles. We believe a professional job includes respecting the property just as much as applying the paint itself.
