Choosing land is the first real decision in a custom build, and late summer is a practical time to start looking.

Lot inventory across our service area shifts throughout the year, and the buyers who land the right parcel are usually the ones who start looking before they need to break ground.

Fall is historically our busiest groundbreaking season, and the buyers who land a fall start almost always began the conversation in summer. Land closed, plans finalized, permits filed while everyone else was still on vacation.

If a 2027 build is the plan, the September and October slots are the ones to discuss now. Waiting until fall to start the fall conversation usually means landing in spring instead.

From this table you can see the island, the range, and whoever is still standing at the sink talking. That is not an accident of square footage. It is a floor plan that put the dining space and the kitchen in conversation with each other on purpose.

If a fall groundbreaking is still the goal, the runway to make it happen is shrinking fast.

Land needs to be under contract, evaluated, and closed. Plans need to be finalized. Permits take weeks, not days, in most of our counties.

Buyers who want to break ground by late October are the ones calling this week, not next month.

If 2026 is still realistic for you, now is the moment to lock the pieces in place.

Walk and evaluate your top lots in July, close on the best lot by August, and break ground in October.

Which means the serious lot conversations are happening right now.

If 2026 is still your build year, this is the window to lock the land. If 2027 is the target, summer is the right time to start looking with a builder by your side.
