Meet the fence inspector. 🕷️

She's holding down a corner post like she owns the place. (Honestly? She's beneficial. She eats the bugs you don't want anyway.)

But we didn't post her because she's pretty. Look past her: that web is anchored to the post cap and the gate. Which means we were already up close on that fence line and how close it was to the house. Wood too close to the house, even fencing, is a welcome aboard sign to insects, termites, and spiders.

Would you have gotten this close? 👀

Sometimes the best inspection is the one that talks you OUT of a house.

We don't get paid more to find problems. We don't get paid less to find none. We just tell you exactly what's there and then the decision is yours.

The inspection is not the end of the deal. The inspection is where informed decisions start.🏡

A Texas spiny lizard, posted up on the brick like he pays the mortgage. We let him be, sweet guy!

But look at what he's climbing next to: the exterior conduit and the wiring going into that fixture. That's a spot we look at hard, because sun, heat and time do a number on exterior electrical (cracked conduit, brittle insulation, loose connections).

He found the warmest spot on the house. 🌞 Ironically, so did the electrical.
