DEMOLITION DAY Demolition day marks an exciting milestone in any project! It's the moment when weeks of designing, engineering and navigating the building permit process finally lead to visible progress.

Today we're beginning the transformation of this two car detached garage to a beautiful ADU.

You might be wondering --- what exactly is an ADU? The term stands for Accessory Dwelling Unit, sometimes referred to as an in-law suite or secondary dwelling unit. An ADU can serve a variety of purposes, from providing a comfortable living space for a family member to generating rental income.

FLAT ROOF Flat roofs offer an architectural design that fits and is also eye pleasing, however they must function and perform as intended, devert or shed rainwater or runoff. Performance starts with the correct installation. This roof "fit" the architectural design component, however it lacked performance. Bottom line, the rubber roof was not installed correctly. The roof leaked and caused structural and decorative trim destruction. We are rebuilding and installing based on best practices and manufacturer details.

ROOF TOP DECK Our team is installing a deck floor on top of a flat rubber membrane roof. The room below is an interior den with a flat roof, the roof top deck is off the master bedroom. Adding a deck floor on top of the flat roof requires speciality features and applications to maintain the integrity of the roof structure, also maintaining its weather resistance.

WHY DO FLOORS SQUEAK? Squeaky floors are usually caused by movement between flooring components, creating friction and noise. Here are the most common reasons:

1. Loose Floorboards – If the floorboards or planks aren't secured tightly, they can move slightly when stepped on, causing a squeak.

2. Subfloor and Joist Issues – If the subfloor (plywood or OSB) isn't firmly attached to the joists, it can shift slightly, leading to noise.

3. Humidity Changes – Wood expands and contracts with temperature and humidity changes, which can lead to gaps or loose nails that contribute to squeaking.

4. Nail or Screw Issues – Nails or screws securing the floor may have loosened over time, allowing movement and noise.

5. Inadequate Fastening – If the flooring was not properly nailed or screwed down during installation, it may not be held tightly enough, leading to squeaks.

6. Wear and Tear – Over time, foot traffic and weight on the floor can cause materials to loosen or shift, increasing the likelihood of squeaks.

7. Undersized Joists – If the floor joists are too small or spaced too far apart, they may flex under weight, causing movement in the flooring.

PORCH CONVERSION One of our recent projects was converting an existing screened porch, adding square footage to the home. The homeowner wanted additional living space, an option to gain the desired space was to enclose the porch. The existing roof structure remained, we were able to add a floor system, walls and ceiling that met building code requirements. One of the goals was to blend the new space to make it esthetically pleasing and to not distract from the homes orginal architectural design.

JOBSITE SAFETY As a follow up to our last FB post which suggest things to learn about your general contractor. One of the items mentioned was, construction safety. We are a certified OSHA company. We have participated in classes and been certified by OSHA in construction safety. This gives guidance on jobsite safety for our employees, trade partners and the homeowners. Safety is a daily mindset on all of our projects.

Your home is a very sacred place. With home renovations, you are not only allowing several people into your home, but also living with a construction zone for multiple weeks.

You want a contractor that leaves a minimal imprint on your home when they are not there. A quality contractor will make sure that the end-of-day and end-of project clean-up is always taken care of. Also ask how they keep the construction site safe when they are there, but also when they leave. Will it be sectioned off while they are working? Where will tools, supplies, and materials be stored when no one is there?

I would like to recognize all engineers and wish them a happy Professional Engineers Day. We utilize our structural engineer on a daily basis. Their services are invaluable, their review and design of the project protects the safety and well-being of the homeowner and occupants of the home. The engineer will make sure the home is sound and is designed to the current building code requirements, not only making sure it is safe, also protecting the homeowners investment.
