There are quite a few home inspectors on the market today. Some are good and some are what I call fly-by-night. Be careful who you hire. Home inspectors are a great resource to give you an independent opinion when purchasing a home. However, they are not overall pros on everything. When confronted with an issue it is best to get a qualified opinion from an industry professional. Many times, I have had realtors contact me about an electrical issue an inspector brought to their attention. Some of them put a false scare about an issue saying this or that is code. They are not qualified to give advice on code. Only a licensed and insured professional is. They should advise to seek a professional opinion. When I encounter an arrogant inspector I simple ask "show me the violation". Anything else is BS. My response is usualy "get your money back". IF they are wrong on the simplest thing what else in the report is false. Beware. Ask questions. Do your research. There are many great inspectors out there. My go to is Baker Inspections

This is a gentle reminder to those looking to upgrade you electrical panel. Changing your panel often is not enough. If you get an estimate of replacing your panel without replacing or verifying the rest of the components of your service you can cause a hazardous condition. The total service needs to be checked to confirm it is up to code. The average cost for a total 100 amp system upgrade should cost approximately 2700 to 3700. There are alot of factors that have to be addressed. Anything less is a red flag. Be sure to get multiple estimates in writing. Make sure to get permits. Check credentials.
