Here are 3 things I'd never ignore in my own home.

🚽 A toilet that randomly runs on its own.Could be wasting 200 gallons a day. Easy fix — if you catch it early.

🔊 Popping or rumbling from your water heater.Sediment buildup. Shortens the life of the tank and raises your energy bill every month.

👃 A "weird smell" from a drain.Could be a dry trap. Could be something farther down the line. Worth checking.
None of these are day-one emergencies. All three get expensive if you ignore them.

Straight answers, no sales pitch.

A basement bathroom should start with a plumbing conversation.

Not after framing.

Not after the budget is already tight.

Not after the contractor has built the plan around a guess.

Because if the plumbing path is harder than expected, the whole project feels it.

That surprise is much easier to handle before the walls go up.

Thinking about adding a bathroom?

Call Beemer before the framing starts.

Most plumbing problems don’t start where you can see them.

They’re often underground, behind walls, or under floors — quietly turning small issues into bigger repairs.

Slow drains, gurgling sounds, soft spots in the yard, or a higher water bill can all be signs something is already happening behind the scenes.

Need a clear look at what’s going on?

A dripping faucet does not feel urgent.

That is why people live with it for months.

You stop hearing it.

The water bill does not.

A small drip can waste more water than most homeowners realize, and most of the time, it is not something you have to keep putting up with.

If there is a drip in your house that has become background noise, call Beemer.

Your water bill went up. Your shower feels weak. You replaced the faucet — same problem.

The fixture isn’t always the issue. Sometimes it’s the line underground.

5 signs your water line may be failing:
✔ Low pressure throughout the whole house — not just one faucet

✔ Wet or soft spot in the yard during dry weather

✔ Water bill went up with no change in usage

✔ One patch of grass noticeably greener than everything around it

✔ Discolored or rusty water coming out of the tap

These don’t always show up together. Sometimes it’s just one. But if you’re seeing two or more — the line is worth checking.

We offer free estimates on water line repair and replacement across Johnson County. No pressure, no upsell. Just a clear answer.

A wet spot that keeps coming back is usually trying to tell you something.

Especially when nobody can find the source.

Small leaks do not always show up dramatically.

Sometimes they move slowly behind walls, under flooring, or through concrete before anyone realizes what is happening.

If something keeps showing up wet and the easy answers are not adding up, guessing is not the plan.

Leak detection is.

More people home. More water running through every line in the house.

If a drain was already slow this spring — summer is when it stops being annoying and starts being a problem.

Watch for:
✔ Multiple slow drains
✔ Toilets that gurgle after the washer runs
✔ Water bill that went up without explanation
✔ Wet or soft spot in the yard

Catching it early almost always means more options and a lot less stress.

We inspect before we recommend. That’s how our family has done it since the early 1990s.

A running toilet does not feel urgent.

That is why it gets expensive.

It is quiet enough to ignore.Small enough to postpone.
Normal enough to tune out.

Until the water bill shows you what it has been doing the whole time.

Most plumbing problems do not start as disasters.

They start as little signs people get used to living with.

If your toilet keeps running, randomly kicks on, or sounds like it is refilling at night, do not wait for the bill to explain it.
Small fix now. Bigger save later.
