Hi All,
As you all know, here in the Northeast we are in for another cold spell which have our temps dipping into the sub's again for the next week or so. So here are some tips you can do to try to keep those pipes from freezing and bursting!
First try to leave both the hot and cold water running in any problem fixtures (many people mistakingly think that as long as you have the cold running that the pipes won't freeze, but that only keeps the cold water moving, so the hot also needs to be on)
If you have an area that has frozen in the past, get some warmth to that area, you can do this in several ways... Try opening up any plumbing cabinet doors to let warm ambient air into the space, get space heaters into the area, (Please be careful and make sure heaters have overheat and fall over safeties, and that they are not sitting on or blowing on flamible materials).
Make sure any installed pipe heat tape is plugged in and working properly.
If you haven't already (this should be done every year before the first major freeze) DISCONNECT ANY HOSES from outside hose bibs, including any inside your garage... The reason for this is that the water that is trapped inside the hose will freeze and can and usually will burst your frostproof sillcocks!
If your pipes run in your attic, stick your head up there and if it feels like it might be getting to cold keep the attic doors open to try to get some of your houses heat up there.... This also applies to crawl spaces.... Carefully use electric space heaters if needed.
Last... If an area does freeze, if you can get at the pipe, run your hand along the pipe and you can usually feel the difference in temperature where it is frozen, using a blow dryer or (carefully) a heat gun, get heart on the pipe ASAP, the quicker you get to it the less chance it will burst.... Make sure you have the faucet turned on to the fixture that is frozen, this will help get the water moving over the heart gets applied!
