Replacing your roof this year? Before you sign anything, you should know the tax rules just changed. π
The One Big Beautiful Bill Act, signed in July 2025, wiped out the energy efficiency credit for roofs installed after December 31, 2025. If you had a qualifying roof put on last year, you can still claim up to 30% back on materials when you file. But 2026 installs no longer qualify.

Here is what NC homeowners need to know:
A full replacement on your primary residence is not directly deductible, but it does add to your cost basis and can reduce capital gains when you sell. Landlords can depreciate replacements over 27.5 years. Business owners may be able to deduct the full cost in year one under Section 179, with the limit now raised to $2.5 million.
The rules are different depending on how you use the property, and a lot of guides online are already outdated.
