Do you know what the 3 primary causes of Asphalt Deterioration are?
1. Moisture.
- Water is a major factor that speeds up the deterioration of the Asphalt. When water gets down into the foundation it begins to slowly erode the foundation, which in return will slowly create depressions in your Asphalt which will then leads to cracks.
2. UV Exposure.
- Constant sun exposure dries out the oil, tar, and bitumen (main components of Asphalt) and this leaves the Asphalt in a weakened state that eventually will lead to deterioration. Eventually the Asphalt will become brittle and start to split and crack.
3. Vegetation.
- Post deterioration damage to your Asphalt, because there are cracks and splits you will soon notice vegetation growing through those cracks. This will in return make your Asphalt split and crack even more.
It is recommended that you reseal your Asphalt every 3-5 years. This will keep your driveway in great shape to withstand a longer life span. Not only does it keep your Asphalt lasting, it gives your house that extra glow to make all the neighbors jealous of your beautiful driveway. Neglecting your Asphalt, will not only have long term affects on your driveway but possibly long term affects that are irreversible.
