We had a homeowner come to us with a detailed estimate already broken down line by line, including quantities and pricing per square foot and per linear foot so they could clearly see what was included. Everything was laid out transparently so there were no surprises in scope or cost.
After getting a second estimate from another contractor, they came back confused because the numbers didn’t make sense to them. When we looked at it together, the entire scope was essentially listed as just “10x20 addition.” There were no details on materials, finishes, structure, or what was actually included in that price.
That’s where a lot of confusion happens in construction estimates. If the scope isn’t clearly defined from the beginning, it becomes almost impossible to compare bids accurately. Two quotes can look similar on price but represent completely different levels of work, materials, and responsibility.
