When comparing contractors, it's easy to focus on the number at the bottom of the proposal.

But construction costs are about more than the initial price.

A proposal should also make you look at:

• What is actually included?
• What is excluded?
• How are changes handled?
• Who is managing the project?
• What does the timeline look like?
• Is the contractor properly licensed and insured?
• How clearly are expectations being communicated?

A lower number can look attractive at the beginning and become much more expensive when the scope isn't clear, communication breaks down, or unexpected costs start appearing.

The goal isn't to find the cheapest contractor.

It's to understand what you're paying for and choose a team that can deliver what was promised.

1. Your property
How much usable space do you actually have? Where could the ADU be located without creating problems with the existing home?

2. Local zoning & regulations
ADU requirements can vary depending on your city and property. Setbacks, height, access, lot conditions, and other requirements all matter.

3. The existing home
The location and condition of your current house can affect how an ADU is designed and built.

4. What you actually want to build
