Design/Build
As a member of a Design/Build (D/B) team, The VMJR Companies become a partner with both the owner and the architect. By including VMJR with the programming and design function, the owner is able to utilize their skills and experience to provide valuable input into construction costs, value engineering, marketplace conditions and project scheduling. ach D/B participant pools their skills, knowledge and resources to bring a project to fruition. This team approach can allow the project to be fast-tracked, with construction being able to begin while design is still in process. Construction Management
As Construction Managers (CM), The VMJR Companies serve as an agent for the owner providing construction leadership throughout the project within a defined scope of services. As CM, VMJR represents the interest of the owner and manages the work, including cost, time and quality of the project as well as guarantees the cost of construction. General Construction
When in the role of General Contractor (GC), The VMJR Companies provide an owner with financial responsibility and construction leadership to produce a project on time at a fixed price. VMJR as GC will guarantee that the project will be completed as described in the plans and specifications provided and with experienced and capable personnel leading the project to completion at a lump sum price before construction commences. Program Management
When an owner does not have the in-house capability to oversee a project being delivered through any of the above mentioned methods, The VMJR Companies serve in the capacity of the owner’s facilities staff. As Program Manager, VMJR assists in site selection, program identification and planning, occupancy and architect/general contractor selection. VMJR will serve as facilities management for multiple projects and/or multiple sites facilitating the decision making process to provide a successful and worry free process. VMJR will provide financial pro-forma’s, permitting assistance as well as program development to assure the building will meet the client needs today and into the foreseeable future.
