"Can't you just snake it?"

Sometimes, yes. But here's why we'd rather put a camera down first, and it isn't about charging you more.

Snaking a line clears what's in the way. It doesn't tell you why it was in the way. If the cause is roots at a cracked joint, you'll be calling someone again in a few months — and you'll have paid twice to learn something a camera would have told you on day one.

Four things that all cause a slow main line, and they're four completely different jobs:

Roots at a joint.
A belly — a sag where the pipe has settled and water pools.
A crack or collapse.
Ordinary buildup.

Same symptom. Different repairs, different costs. The camera is how you find out which one you've actually got before anyone quotes you for anything.

You watch the screen with us while it goes down. No digging, nothing opened up.

We're scheduling these through October across Gold Bar, Monroe, Sultan and Startup.

If you live anywhere along US-2 with big trees around the house, this one's for you.

Tree roots don't break into sewer lines because they're aggressive. They do it because your sewer line is the warmest, wettest thing underground, and roots go where the water is. They find a joint, they get in through a gap you'd need a camera to see, and then they just keep growing.

Here's how a house tells you it's happening, usually months before anything actually backs up:

Two fixtures acting up at once — a toilet and a shower, say. One slow drain is a clog. Two is the main line.
The toilet gurgling when the washing machine empties.
Drains you cleared in spring that are slow again by autumn.
A strip of grass over the line that's noticeably greener than everything around it.

The reason to deal with this in October rather than December is simple. Thanksgiving and Christmas are when drains get the most traffic they'll see all year — more people in the house, more cooking, more of everything going down. A line that's already narrowed by roots is the one that fails that week.

A camera inspection tells you what's actually in there and how far along it is. Sometimes the answer is "it's fine, see you in two years." That's a good answer to have.

This is what an old frost free hose bib looks like compared to a new one.

Luckily this homeowner is on top of their servicing and we were able to replace this before winter so there was no worry of the old pipe splitting. This can happen very easily if there is any water left over in an outdoor hose that's still connected.

Here's the part worth knowing: the fix isn't just putting the same spigot back on. A frost-proof hose bib moves the actual valve back inside the heated part of the house, so the water that could freeze is never sitting in the exposed section of pipe. It's about an hour of work on most houses, and it's the difference between doing this once and doing it again in three years.

We'd rather come out in October and fit one than come out in April and open up your wall.

A small job now, or pipes and drywall later. That's genuinely the whole decision.

Sunday job for everyone in Startup, Gold Bar, Monroe, and Sultan, and it takes five minutes.

Go take the garden hose off your outside spigot.

That's it. That's the job. But here's why it's worth doing today rather than in November.

With a hose attached, water can't drain out of the spigot. It sits there. First hard freeze, it expands — and the part that splits usually isn't the spigot you can see. It's the pipe a foot or two inside the wall, behind the siding, where you can't see anything at all.

Which is why most people find out in spring. They turn the outside tap on for the first time, and instead of water coming out of the spigot, it comes out inside the wall.

While you're out there, two more things worth a look: is there a shut-off valve for that line inside the house, and does the spigot still drip after you turn it off? A drip means the washer's gone, and that's a small job now.

If you'd rather someone just took care of the lot before the weather turns, that's what we do. We book ahead, so October is the time to call.

"How long will I be without hot water?"

It's the first thing people ask us about a water heater replacement, so here's the honest answer for most homes around Sultan and Monroe: about half a day, and you'll have a hot shower that evening.

What happens in between — water and fuel shut off, old tank drained and carried out, new one set and piped in copper, expansion tank added if the house needs one, permit pulled, system filled and purged, fired up and temperature-tested at the tap.

What doesn't happen: a different number at the end than the one we gave you at the start.

We're a scheduled shop, not an emergency one. That's exactly why booking this kind of work ahead of the cold matters — the calendar for October is filling now.

A two-minute job for your Saturday:

Go out to the garage or the utility closet and find the sticker on the side of your water heater. Somewhere on it is the year it was installed.

Most tanks last eight to twelve years. If yours says 2015 or older, it isn't broken — it's just past the age where we'd stop being surprised by it. And the thing about tanks is they don't give you much warning. You get a rusty weep at a fitting, or nothing at all, and then one morning there's water across the floor.

Three things worth knowing before winter: Many water tanks might still look clean on the outside, however:

A tank that's flushed once a year lasts longer than one that never is.
If the water coming out is rust-coloured for the first few seconds, that's worth a look.
If your hot water runs out faster than it did two years ago, sediment is usually why.

None of that is urgent today. All of it is cheaper in September than in January.

Find the year, give us a call and we'll tell you honestly whether it can wait.

Outdoor watering gets a lot easier with the right setup.

We installed a new frost free hose bib in Gold Bar, running fresh piping and making sure every joint was tight and leak-free. This upgrade means the homeowner can use their garden hose without worry, even when the temperatures drop.

It’s a simple change that keeps things running smoothly outside. Let us know if you want to get ahead of next winter’s freeze!
