This is what a drainage failure looks like. The underground drain pipe collapsed due to improper installation. During heavy rains , this downspout backs up and dumps water straight at the foundation, causing flooding and pushing water toward the garage.If water is pooling near your home after storms, it’s not harmless — it can lead to foundation movement, erosion, and interior water damage.I’m offering free on-site drainage evaluations all next week for homes in area. The first photo is how this property looked before we were contacted.
Years of erosion and washout along the fence line from unmanaged runoff.

Left alone, it would have continued to:
• Undermine the fence line
• Worsen the grade toward the yard
• Colapse the retaining wall

We corrected it by installing a proper underground drainage system, including a clean bore under the stone retaining wall so water could exit the property without tearing anything apart.

What you don’t see when it’s done:
• Precise slope control
• Solid wall 3” pipe
• Structural awareness around the wall
• Full backfill and restoration

This is the difference between patching a symptom and fixing the cause.

And finally the last C9 Christmas light bulb home install complete. I do still however have 2 opening for permanent home lighting installs before Christmas, and will be offering that service year round.

Check out the cool view from the roof at night! I had to replace a bulb that burnt out.

💧 Irrigation Tip: What a “Weeping Valve” Looks Like 💧

If you ever notice one sprinkler head staying wet or slowly dripping long after the system shuts off, it may not be a bad sprinkler head at all.

This is a common issue called a weeping valve.
👉 What’s happening:
A crack or internal failure in the irrigation valve body prevents it from fully closing. Even when the controller is off, water slowly leaks past the valve.

👉 Why it’s misleading:
• The water always exits at the lowest head in the zone
• Makes it look like a leaking or broken sprinkler head
• Replacing the head does nothing to fix the problem

👉 Signs of a weeping valve:
• Constant moisture at one head
• Soggy grass or staining on sidewalks
• Water trickling with the system off
• Higher-than-normal water bills

✅ Correct repair:
The valve must be repaired or replaced so it can fully seal and hold pressure. This stops the slow leak and prevents long-term water waste and damage.

These issues often go unnoticed for weeks and can quietly waste thousands of gallons of water.
