⏱️ 🏗Sometimes the construction schedule starts with an order; not a shovel.

One long-lead item can affect an entire project's completion date.

Electrical equipment, mechanical equipment, specialty doors, structural components and certain finishes can require significant manufacturing and delivery time.

That's why procurement planning should begin early.

Identifying critical materials and equipment during preconstruction gives the project team an opportunity to:

• Confirm lead times
• Release critical items early
• Evaluate alternatives
• Coordinate selections with the design team
• Protect the overall project schedule

A successful schedule isn't just about how quickly something can be built.

It's also about making sure everything needed to build it arrives when it's supposed to.

🔨 Commercial renovations can uncover surprises. Good planning helps minimize them.

Existing buildings often come with conditions that aren't obvious until work begins.

Before starting a commercial renovation, owners should understand:

1. Existing conditions — What's behind the walls, ceilings and floors?

2. Building systems — Can the existing electrical, HVAC and plumbing systems support the renovated space?

3. Phasing — Will the business remain operational during construction?

4. Permitting — What approvals and inspections will be required?

5. Contingency — Has the budget accounted for unforeseen conditions?

The more information the team gathers upfront, the better prepared everyone is once construction begins.

It's one of the first major decisions many business owners face when they've outgrown their current space.

And there isn't one answer that's right for every business.

Before making the decision, consider:

• Are major building systems nearing replacement?
• Does the property have room for an addition?

💧🚰 Building takes on a whole new meaning when one system can help provide safe drinking water for an entire community.

Recently, DV Construction had the opportunity to attend a build event with Safe Water International Ministries (SWIM) and get hands-on assembling the chlorine-producing units (CPUs) they distribute around the world.

As a construction company, we’re used to seeing how the right materials, design, and teamwork come together to create something useful. This build was a reminder that even a relatively simple system can have an incredibly meaningful purpose.

The CPU uses ordinary table salt, water, and power from a battery to produce chlorine. A solar panel can be used to keep the battery charged. The chlorine is then added in small, measured amounts to untreated water to disinfect it and make it safer to drink.

What makes the system especially impactful is that local teams are trained to operate it themselves, giving communities an ongoing way to treat their own water.

It was meaningful to see firsthand how thoughtful design and a practical solution can make such a lasting difference.

We’re grateful for the opportunity to learn more about SWIM and the work they’re doing to bring safe water to communities around the world.
