A remodel bid is a model of your project. Before you sign it, stress-test the model.

The Project Risk Snapshot™ is a free review of your bid, scope, and contract. It looks for three things: scope items that belong in the bid and aren't there, allowances that run below what your selections will actually cost, and contract terms that leave your budget exposed.

It works with any builder's bid, including one you're already leaning toward. The findings are yours to use however you want.

Your contingency isn't a slush fund. It's a sized number with triggers, and both belong in writing.

The size should come from the house, not the price tag. A 1920s house with walls coming open carries more unknowns than a basement in a newer home, even at the same budget, so house age and depth of scope set the number.

The triggers are what make it a contingency instead of a second budget. Named conditions release it, like concealed damage or a code-required upgrade once walls are open. "As needed" isn't a trigger.

And the contract should say who keeps whatever isn't spent.

Put the triggers in the contract, not just the percentage.

Before we open a wall in a pre-1960s house, we already have a list of what we expect to find.

Two-wire circuits with no ground, and in some houses original knob-and-tube still in service. Galvanized steel supply lines that corrode from the inside, and cast iron drains. Framing with cuts, notches, and patches from past remodels. And exterior walls with little or no insulation in them.

The list matters because of what happens to each item. A condition you expected has a plan before demo. A condition nobody expected becomes a change order in the middle of the job. Same wall, same wiring, very different conversation.

Ask your builder what they expect to find in a house your age. A specific answer means they've done this before.

Here's a pattern we see constantly: a homeowner signs a contract, construction starts, and around day 90 they discover what they actually want to spend on tile, fixtures, and cabinets. By then, the number doesn't move without a change order.

That decision belongs on day 10. It's why Selections sits in the middle of our Peace of Mind Process™ — materials chosen before pricing locks, so the fixed price is built on what you're actually getting. ambervalleyconstruction.com

A basement finish runs straight through a Michigan winter — the weather never touches an interior schedule. This is what that looks like done: real living space, finished on a fixed price, in the square footage the house already had.

Designs finished this fall take the first 2027 build slots. ambervalleyconstruction.com

The number at the bottom of a bid tells you less than the answers to three questions.

How are your allowances built — specific figures, specific coverage? What triggers a change order — defined upfront, in writing? How do you handle unknown conditions — because every remodel of an existing home has them?

Any contractor worth hiring answers all three without flinching. Take them into your next bid review. ambervalleyconstruction.com

Finish work is where projects are judged — and where budgets either held or didn't. Every detail here was selected and priced before construction started, which is the only way a fixed price survives contact with a finish schedule.

A basement finish is the one project a Michigan winter can't touch.

The work is entirely interior, trade availability opens up as exterior season winds down, and the cost math is favorable for one structural reason: the foundation, framing, and roof already exist. You're finishing space, not building it.

Our 2026 calendar is full, so here's the play: designs finished this fall take the first build slots of the new year. ambervalleyconstruction.com

A $400K project isn't a $200K project done twice as carefully.

What changes between them: selections, scope complexity, finish level, square footage. What doesn't change: the process. Trade quality, project management, communication cadence, and the fixed-price guarantee are identical on every project we run — because the process that protects a budget doesn't scale with the number. The scope does.
