Did you know that periodic tile roof maintenance is required to get the full, leak free, service life out of your roof? While a properly maintained tile roof system can be one of the most durable & longest lasting roof system choices, maintenance is absolutely critical to ensuring that you don't end up with a roof emergency during rain storms.
Depicted here is a tile roof "valley". The metal valley flashings (typically 12" x 12"), live under the tiles and are a high water convergence area. Debris gets trapped under the tiles over time and leads to water being diverted out of the metal valley flashing and onto the roofing underlayment; causing underlayment degradation, leaks and major roof failures. It's STRONGLY recommended that you get your roof inspected & maintained at a minimum of 5 year intervals. Clearing your tile roof valleys of debris is only one of the many critical tile roof maintenance items, however, it takes the lead as the #1 cause of tile roof leaks.
P.s. It's imperative that you select a full service roofing contractor (one that offers repair & maintenance services), otherwise you'll end of with a salesman inspecting your roof. That will only lead to one inspection outcome - "You need a new roof". 🙄
