By the time water discolors drywall and breaks through the paint surface, it's already been sitting in your ceiling cavity for a while. Insulation is wet. Paper-faced drywall has been absorbing moisture. Past the 48-hour mark, mold is already a real possibility.

Your AC is running constantly now, and that's a good thing. What's not a good thing: the moisture it produces with nowhere to go.

Most central Ohio homes have condensate drain lines running from the air handler to a floor drain or outside. When those lines clog with algae or debris, water backs up into the drip pan. When the pan overflows, that water ends up in your ceiling or utility closet, and you usually don't notice until there's visible damage.

Check your drip pan once a month this summer. If you see standing water, that line needs clearing. If it's already overflowed, call us before the mold takes hold.
