❄️ Ice Dams & Roof Leaks — What to Watch for During the Thaw
Ice dams are common in the North and Northeast, but rare here in the South. When we experience prolonged snow followed by freeze/thaw cycles, homes in our region can develop roof leaks that don’t show up until the snow starts melting.
An ice dam forms when snow melts higher on the roof, refreezes at the colder roof edge, and blocks drainage. Water then backs up under shingles and can enter the home.
As temperatures rise, homeowners should watch for:
• Icicles along roof edges or gutters
• Water dripping in attics or crawlspaces
• Ceiling or wall staining
• Wet or compacted insulation
• Musty odors
