When planning a construction project, most people focus on the costs of labor and materials. However, many forget the crucial upfront investments required before building even begins; such as surveys, architectural fees, engineering consultants, and permit costs. This is especially true for renovations and additions, where hidden issues can arise once walls are opened up.

To stay mindful of your true budget, it is best to start with your end goal number and reverse engineer your construction costs. As a rule of thumb, you should expect to add 20% to 30% on top of your base construction costs to cover these professional fees, permits, and contingencies. Investing more in the design and planning phase ahead of time ensures fewer unforeseen changes and surprises during construction.

Progress site visit for our Habitat for Humanity project. The framing is up, sheathing is going on, and you can start to feel the shape of the home taking form. This is a slab on grade build with three bedrooms and full ADA compliance, designed so the home works for the family who will live in it for years to come.

We love these site visits. Seeing a set of drawings turn into walls, trusses, and rooms is the whole reason we do this work. Grateful to be part of a project that gives a family a place to call home.

Inclusive design goes far beyond standard ADA compliance. It is about deeply understanding everyone who uses a space; whether it is employees, clients, or loved ones in a home. By designing for both visible and invisible needs, we create environments that allow people to age in place and benefit everyone’s well-being. Since we spend 90% of our time indoors, our spaces should regulate our nervous systems, reduce stress, and improve how we feel. Ultimately, inclusive design is great for everyone.
