Concrete stabilization and lifting is the kind of maintenance almost every driveway needs at some point.

Just like anything else around your home, putting it off usually makes it more expensive later. Small voids, settling, and cracks can turn into bigger movement, broken concrete, trip hazards, and full replacement costs if they’re ignored too long.

In this video, we’re checking for hollow spots, cracking, and unsupported areas under the concrete. A slab may look fine on top, but if there’s a void underneath it, the concrete can keep settling, cracking, and getting worse.

Most sinking driveways do NOT start as a major problem.

They usually start with something small:

A few cracks.
An open joint.
A little gap between slabs.
One section that sits slightly lower than the rest.

At first, it just looks cosmetic.

But every time it rains, water gets into those cracks and joints. Once water gets underneath the concrete, it can wash out the support holding that slab in place.

That is when the driveway starts to sink, shift, rock, and separate.

And before long, what looked like “just a crack” can turn into uneven concrete, trip hazards, and a much more expensive repair.

Most people would’ve looked at this driveway and said, “Yep… time to rip it all out.”

We just wrapped up this huge decorative overlay project, and this one had a little bit of everything — cracks, damaged spots, worn-out areas, and a customer who was originally thinking full tear-out and replacement.

Instead, we repaired the problem areas and worked with the existing concrete to give it a completely new look.

Watch this patio trip hazard disappear in seconds.

This section had lifted and created a serious tripping risk. We injected poly foam beneath the slab, filled the voids, and raised it back into place with precision.

The wild part is this video is time-lapsed to just 18 seconds, so you can actually see the lift happen fast.

From the front porch to the sidewalk, this project kept getting better and better.

We started with a beautiful overlay on the front porch, then carried it down the sidewalk to tie everything together. After that, we finished one of my favorite curb appeal upgrades by overlaying the driveway entrance, also known as the apron. It gave the whole property a more elegant, high-end look without the cost of a full replacement.

To finish it off, we overlaid the garage floor. There was a large crack running the full length of the space, so instead of letting it take away from the finished look, we worked it right into a hand-carved custom design. Now it blends in so well it practically disappeared.
