I've been on roofs in Gulf Breeze for 30 years. Want to know the warranty call I get most often?

Not from my own customers. From homeowners who hired storm-chasers in 2017, 2019, 2020 — and those companies don't exist anymore.

A workmanship warranty is only as good as the company backing it. The "lifetime" sticker on your shingle covers the SHINGLE. Manufacturer defects only. Install errors — wrong nail placement, missed flashing, cut-shingle starter — those are workmanship issues. Industry average around here is 1 year. Mine is 10.

I also file the GAF registration paperwork after the roof's on. Most contractors skip that step. Without it your upgraded warranty isn't active even if you paid for it.

Pull out your last roofing contract — what's the workmanship warranty number? If it doesn't say "10 years," you want to know how long your installer plans to be in business.

Smart homeowners on Soundside Drive are quietly applying for the 2026 My Safe Florida Home cycle right now, while everyone else thinks it's closed.

It's not closed. It's restricted. The 2025-2026 MSFH cycle is limited to households at or below 120% of county median income. If you qualify, the math is wild: you put $5K toward roof hardening, the state matches $10K — that's $15K total project. Low-income households can get the full $10K with NO match required.

The home permit has to predate January 2008. Insured value cap is $700K (low-income exempt). Free wind mitigation inspection regardless.

Panhandle homeowners historically under-apply versus South Florida — fewer applications competing for the same pool of grant money. Portal: mysafeflhome.com. Pick a licensed FL contractor who knows the paperwork or your reimbursement gets stuck.

Three things every Florida roofing contract should name by brand. Most don't.

1. The shingle (brand AND product line — "GAF Timberline HDZ," not "30-year architectural").
2. The underlayment (one layer of felt and two layers of synthetic are not the same product).
3. The starter strip.

That third one is where a lot of money quietly walks. Manufacturer spec calls for purpose-built self-adhering starter rolls — seamless, full-width adhesive, rated for the 3x wind pressure your roof edge actually sees. Cheaper alternative: cut leftover field shingles and dab roof cement at the seams. Saves the contractor about $200 a roof. Voids the GAF system warranty, kills your wind mitigation paperwork, and is the #1 spot a hurricane peels back.

You can't see it from the ground after the roof's on. You can ask before you sign.
