Happy St. Patrick’s Day!

Hi, this is Eric with Mast Enterprises. Today is a day when many people talk about luck, four-leaf clovers, and finding that pot of gold at the end of the rainbow. While those things are fun to think about, when it comes to your commercial roof, it takes more than luck to make it last.

A roof doesn’t last because of good fortune. It lasts because of the right system and the right action taken at the right time.

Many commercial roofs today don’t actually need a massive tear-off and replacement. With the proper preparation and a professionally installed commercial roof coating system, an existing roof can often be restored and protected for many more years.

Today we completed a roof inspection on a property, and it was a perfect example of why you don’t just put a roof coating on a metal roof without doing the proper preparation and installing a full system.

A roof coating is not meant to simply cover up problems. Rust must be properly treated, the roof must be cleaned and prepped, seams and fasteners must be addressed, and the coating must be installed as a complete system.

When shortcuts are taken and coatings are applied over untreated rust or improperly prepared surfaces, moisture can get underneath the coating and the rust will continue to grow and spread under the surface.

From the ground it may look like a “new white roof,” but underneath it can actually be deteriorating.

This is why proper preparation and the correct roof restoration system matter so much.

Doing it right the first time always costs less than fixing it later.

This roof restoration project turned out great.

We started by spraying 1½ inches of polyurethane roof foam, which not only seals the roof but also adds valuable insulation. The building had a nice slope, but it needed additional insulation to help reduce condensation issues.

After the foam was applied, we installed a base coat followed by a 20-year protective topcoat to create a durable, seamless roofing system.

The result is a fully sealed, energy-efficient roof system designed to stop leaks, reduce condensation, and extend the life of the roof for many years to come.

Commercial roofs don’t always need to be replaced — many times they can be restored and extended with the right system.
