Every interior light in this building flickered and dimmed at night, and two soffit lights had been dead for years.

We bypassed the photocell first. The lights came on and burned steady, which pointed straight at a failing photocell. We replaced it and fitted a new weatherproof cover.

Then we went after the two dead lights and found a broken neutral at a surface-mount fixture down the hall. Both are working again.

A new refrigerated display case worked for about a month, then started tripping its breaker the instant it kicked on.

Before blaming the circuit, we put a clamp meter on it. About 123 amps in the split second before the trip. We still checked the connections inside the case and found a loose ground, which we secured.

With the hot and neutral disconnected, the breaker held and the outlet read 120 volts. The wiring was healthy. The compressor was not.

Four apartments, same complaint: the arc-fault breaker trips the moment you reconnect it.

In every unit, someone had crossed the neutrals between two circuits inside a switch box. One apartment also had a neutral broken inside the wall, so we re-fed that outlet from a working circuit.

All four arc-faults hold now and trip when tested. If an arc-fault breaker in your home has been left disconnected, that protection is not there.

The property manager here sent us photos of the landscape lights along the walkway to the pool. They had been vandalized and knocked out of the ground.

We pulled the old fixtures and the accessible wiring, trenched 150 feet of direct burial cable, and set 12 new low-voltage fixtures down the path. A new 4x4 post carries the GFCI receptacle and a 12 volt transformer, fed from the time clock already in the pool equipment room.

The clock brings them on at 7:30. We came back after dark to see it for ourselves.

An apartment unit in Maryland lost power overnight, tenants relocated to a hotel, and another electrical company couldn't fix it. We got the emergency call.

We opened the meter stack and found a burnt A and B phase, with the bus bar broken clean off. That's why the main breaker wouldn't work. No amount of resetting or troubleshooting the unit would have fixed that.

We're quoting a full meter stack replacement, the only real fix for this kind of damage.

Six exterior pole lights out at a Maryland apartment community, and the crew was troubleshooting in the rain.

One pole light had a wire that had come loose from a terminal block. The rest of the lights were rated for 240V, but someone had installed 120V lamps in the older fixtures, which meant they'd never work right no matter what we replaced. We got a temporary fix in place that day, then came back with the correct lamps and hardware to finish it properly.

A fixture that's never worked right often has a wiring problem hiding behind the bad bulb.

A property in Virginia had fire alarm systems in two buildings running without power, holding up a required upgrade to their fire monitoring service.

We traced both circuits to breakers that were off. In one building, the fire alarm circuit had been tied into the same contactor circuits as the site lighting controls, so the two systems were fighting each other. We separated the fire alarm circuit, restored dedicated power, and labeled both ends so the next person can see exactly what feeds what.

A fire alarm panel should never share a circuit with anything else. Now it doesn't.

A breaker at a Virginia apartment community kept tripping every time the exterior pole lights came on. Our tech found the fault was inside the light fixture itself, not the breaker.

A damaged wire inside the pole light was shorting to ground each time the circuit energized. We disconnected the bad run, tested the rest of the lighting circuit clean, and got the breaker holding again.

The breaker was just the messenger. The fixture had the actual fault the whole time.

A conveyor belt shut down production completely at a facility in our service area, an emergency call if there ever was one. Our tech traced the problem to a short from a photo eye that had damaged two variable frequency drives.

The customer asked us to bypass the drives to get running faster. We said no, that's a safety risk and could damage the equipment worse. Instead we found a bad emergency stop wiring setup causing its own problems and fixed that on the spot.
