If your HVAC service provider charges you a disposal fee(most do) then you may want to verify that the disposal did actually occur.

This old unit and miscellaneous parts were left on a roof that one of our crews was on this week. Unused, old equipment and parts are a risk to roof integrity. Do your bottom line a favor, make sure that one capital expense doesn't lead to another.

Anyone can do the job cheaper. When we're talking about your roof, is cheaper going to produce the results that you want? One picture shows work done by a regional competitor. First, nothing was properly sealed before coating. Second, the coating product used was incorrect for the roof in question. The next picture shows an EPDM patch with original sealing done roughly 18 years ago. This condition is expected at that age. The final picture shows proper sealing of patches prior to coating.

Cheaper comes with not so hidden costs. Buy right, pay once. Buy cheap, pay twice.

How do single ply systems get punctured? Funny you should ask. This is stuff that I collected on a 13k sqft roof yesterday. A lot of this stuff won't put holes in things. But the screws, nails, steel rods and pieces of metal certainly will. It's amazing how many technicians cannot be bothered to clean up after themselves. Magnets are wonderful, inexpensive and very useful tools. The usual punctures come from an HVAC tech dropping a tool such as an impact driver. But screws and such can end up under foot and unseen on a ballasted roof, possibly resulting in a puncture. The rest of the trash: pack it in, pack it out. No reason to leave stuff anywhere.

With the recent high winds across several states, a lot of property damage has occurred. Most folks think about shingles, privacy fences, siding, maybe some windows and doors.

What most don't realize, is that high winds can cause serious damage to commercial, flat and low slope roofs as well.

This could be things such as single-ply seams being pulled apart, edges being torn loose and even whole roofing systems being ripped away. Steel can be pulled loose or torn off. Vent caps can be damaged or torn off.

All of these things can and will lead to issues with leaking.

Here is a good example of why you should have your roof inspected twice a year, spring and fall. This roof is about 6 years old. The metal is in great shape. However, there are areas where the sealant has begun to fail and fasteners have started to pull out. And then, there's this section that was a bad install. Replacing loose fasteners with oversized ones, coating seams and fasteners and sealing all flashing and protrusions will ensure that this roof will last a long time without leaking.
