Subterranean termites don't need an obvious doorway into your house. They can move through concealed areas associated with foundation penetrations, plumbing gaps and other structural openings.

DIY check:

✅ Walk around the exterior of your home
✅ Look where plumbing pipes enter through walls or foundations
✅ Check around cable and utility penetrations
✅ Look for deteriorated sealants or visible gaps
✅ Watch for mud tubes, soil buildup or unexplained moisture nearby
✅ Check whether irrigation or drainage keeps these areas persistently wet

The goal of this check is detection, not DIY extermination.

If you find mud tubes, damaged wood or signs of active termites, get the area professionally inspected.

Bay Area weather doesn't have to be consistently wet to create termite problems.

In fact, the switch between dry and wet conditions can create its own termite risk.

Our latest blog looks at how changing weather patterns affect termite behavior, and why both drought and heavy rain deserve attention.

Think your AC is only making your house comfortable?

The condensation it produces could also be creating a small moisture zone that termites find attractive.

Subterranean termites need moist conditions and often follow available moisture toward buildings. That means an AC condensate line dripping close to the foundation, a constantly damp patch beneath an outdoor unit, or poorly directed drainage can create exactly the kind of localized moisture termites exploit.

The problem is that the moisture source may be tiny.

You may not see standing water. You may only notice:

✅ Damp soil near the foundation
✅ Algae or persistent staining around a drain outlet
✅ Soil that stays wet long after the surrounding ground dries
✅ Moisture collecting beneath an exterior AC unit
✅ Termite mud tubes appearing near the affected area

Hi-Tech and Zach, who did the treatment, were fantastic. I got several quotes when I noticed termites in my house, and Hi-Tech came in with the best price and the best warranty. Zach was very helpful, knowledgeable, and respectful, and he went above and beyond to make sure he found every spot that needed treatment and identified where the termites had entered. I’d highly recommend Hi-Tech Termite! - Hank Willson

“Ben Oriz was thorough in finding new termites. Ben is careful cleaning after his inspection and explain his treatment specifically. Hi Tech quote is reasonable. Ben inspected both my home and I will use him again.” - Victoria Y.

MYTH: "My house is made of brick, so termites can't damage it."

FACT: Termites aren't interested in bricks, but they're very interested in everything inside them.

Brick homes still contain wooden roof trusses, floor joists, wall studs, window frames, doors, cabinets, and structural supports. Subterranean termites simply travel through tiny gaps in the foundation or around plumbing penetrations until they reach these wooden components.

Many homeowners are surprised to learn that severe termite infestations can occur in brick homes without a single damaged brick.

Door and window frames are often among the first structural components termites attack because they contain exposed wood and are frequently affected by small moisture fluctuations.

Once a month, gently press around wooden door frames, window trims, and baseboards using the rounded handle of a screwdriver.

Watch for:

✅ Soft or spongy wood
✅ Bubbling or peeling paint
✅ Tiny pin-sized holes
✅ Hollow sounds when tapped
✅ Fine mud deposits around joints

This simple inspection takes less than 15 minutes but may reveal hidden termite activity months before major structural damage develops.

Think termites travel only through the ground? They can also use tree roots and landscaping as part of their underground highway.

Research has shown that subterranean termites often build extensive tunnel networks around tree roots because roots help retain moisture and protect them from heat and predators. If mature trees or large shrubs are planted too close to a home, these underground tunnels can extend toward the foundation without any visible signs above ground.

This doesn't mean you should remove healthy trees. It simply means trees near your home should be regularly inspected, especially if they're showing signs of decay or have exposed roots.

The closer termites establish themselves outdoors, the shorter the journey to your home.

“In the winter of 2024, I noticed a swarm of termites coming out of my house. After contacting Hi Tech, they responded quickly and sent out Jaden, who treated my home for subterranean termites. The process went smoothly, and I was satisfied with the service at the time. About 11 months later, I unfortunately noticed another swarm in the same area. I contacted Hi Tech again and, to be honest, I was a little frustrated that the earliest available appointment was over a month away. However, when the day finally came, they sent Zach out to perform the treatment, and he completely changed my outlook on the situation. Zach was outstanding. He took his time, was thorough, professional, and never seemed rushed. He explained what he was doing, answered my questions, and clearly knew his stuff. On top of that, he was just a genuinely chill and pleasant guy to work with. It's rare to find technicians who combine knowledge, professionalism, and customer service as well as he does. In my opinion, Zach deserves a raise or a promotion.” - Steven L.
