Basement House Build Out & Up

This project goes all the way back to 2023. This client approach our company wanting to build up on their existing basement house (Basement house is a fully finished basement with no other levels above. Usually built with the intentions of building up on one day).

This project had several hurdles to tackle but it started with a floor plan for the new upper level. The clients had their exterior dimensions already determined and the designer set in to laying out the space with their requests in mind.

The floor plan for this project was simple. There needed to be room for adjustments since the basement was also being expanded out one way. The in house designer provided 3D renderings to help the client visualize the new level on their house and help them plan out their design.

No project is too small to start without some kind of plan.

We offer in house drafting and design that can range from something as simple as a basic floor plan with plumbing fixtures to full blueprints that include 3D perspectives, floor plans of each level with plumbing fixtures, window and door schedules, foundation plans, even electrical plans for outlets, switches, and ceiling lights, and more. Our drafter works closely with the client during the design process, even including 3D renderings to get a true sense of their space with cabinets, desire pieces of furniture, appliance placement, and window locations. Every detail is important during the planning and designing phases of your project. Working directly with the builder and the drafter under the same roof means we can design and plan a project that fits within your budget.

Started here is a two level small cabin house next to Barren River Lake. These clients had a very thorough hand drawn plan on graft paper and had one very specific request that was to fit a large 96x40 inch handcrafted dining table in their kitchen space, which our drafter/ designer helped visualize for them. Their drawing wasn’t enough for the bank, but it was an excellent reference for our drafter to draw a plan that the bank could overview, get an appraisal, and proceed with their loan process. The loan process can be daunting and take time, but it always starts with a plan of your design.
