❄️ The Snow Wasn’t the Worst Part — The Cold Is ❄️

The snowstorm we just had got everyone’s attention—but the real damage usually comes after, when prolonged cold sets in.

Over the years, I’ve seen far more problems from deep freezes than from snow itself:
frozen and burst pipes, failed sump pumps, heating issues—and ice damming on roofs that can cause leaks weeks later.

A few cold-weather reminders:

• Open cabinet doors under sinks on exterior walls
• Let faucets drip during extreme cold
• Do NOT forget to disconnect garden hoses — leaving them attached is one of the most common causes of frozen and burst pipes
• Disconnect, shut off, and drain outdoor hose bib lines if possible
• Check basements, crawlspaces, and garages for exposed pipes
• Test sump pumps and make sure discharge lines aren’t frozen
• Keep thermostats set no lower than ~65°F, and avoid turning heat down at night during extreme cold
• Watch for ice buildup along roof edges — that’s how ice dams start

Ice damming can force water back under shingles and into ceilings and walls—even when there’s no active snowfall.

🚨 Homeowners: Don’t Let This Happen To You 🚨
(Real situation shared in a local Howard County group today)

A couple bought their first home and hired a “contractor” who removed walls, ran new electrical and plumbing, and finished the job — without pulling any permits. A county inspector showed up, and now the homeowners are stuck trying to fix a huge mess they didn’t even know they had.

Unfortunately, this happens far more often than people realize.

Here are a few things every homeowner should know:

✅ In Maryland, interior remodel permits must be pulled, and electrical/plumbing require licensed master trades — not just a general contractor.

✅ BIG UNKNOWN FACT that we have helped with. If the contractor was MHIC-licensed, the Maryland Guaranty Fund can reimburse homeowners up to $30,000 for permit violations, code issues, or unfinished/incorrect work.

✅ Howard County usually requires selective openings, unless new walls were added — then full framing inspection may be needed.

✅ If permits weren’t pulled, homeowners often end up paying twice: once for the bad work, and again for a licensed pro to fix it.
