The neighborhood surrounding Sports Illustrated Stadium aka the Town of Harrison's Riverbend District, is about to look a lot different, as Block B2 prepares for construction! 🏗️

Designed by MHS Architecture, the Fourth Phase of will rise on South Fifth Street and feature market-rate apartments. The development will also feature about 12,000 SF of ground-floor retail space and a 355-space parking garage.

Like March Associates Construction, Inc., MHS is also quite familiar with this project. We designed "The Wyldes," which was part of an earlier phase and completed in 2023.

While we may have the luxury of monitoring construction progress on 1500 Clinton whenever we please, we know you probably can't, so we wanted to share a few updated photos courtesy of our friends at Advance Realty Investors! 🏗️

Designed by MHS Architecture and located across from our office, 1500 Clinton in Hoboken's North End consists of two residential buildings rising 8 and 12 stories that will deliver 382 apartments (including 38 affordable units), along with ground-floor retail and community space.

Building A is quickly taking shape, with its orange terracotta façade now wrapping the exterior, windows being installed, and cabinetry and appliances going into the residences, while work continues on the rooftop deck. Next door, Building B is progressing as crews prepare for window installation, bringing the project another step closer to completion and continuing the transformation of the North End. ✨

Designed by MHS Architecture, 425 Summit is a 27-story mixed-use residential tower in the City of Jersey City's Journal Square featuring 390 luxury apartments, structured parking, ground-floor retail, and extensive resident amenities, including an outdoor rooftop deck and a green roof.

The design is called a “tower on a base” wherein the 8-story base conforms in scale and materials to the historic JSQ buildings and the tower above sets back and rises to 27 stories. 🏢

Completed in 2024, the project is now 98% leased and just recently secured $109.5 million in permanent financing from Northwestern Mutual for its owners, a joint venture between Spitzer Enterprises and Arden Group, with CBRE arranging the financing. 💰

Northwestern Mutual provided the $109.5 million financing package for the nearly fully leased Jersey City tower, which was completed in 2024.

The next phase of Advance Realty Investors' Riverbend District in the Town of Harrison is moving forward, after securing a $173 million construction loan. 💰

This phase of the massive post-industrial revitalization, known as Block B2, will rise across the street from Sports Illustrated Stadium, home of Red Bull New York. 🏟️ Designed by MHS Architecture, the Fourth Phase of Riverbend will rise on South Fifth Street and feature market-rate apartments. The development will also feature about 12,000 SF of ground-floor retail space and a 355-space parking garage.

The $173.4 million construction loan will fund Riverbend’s fourth phase, bringing hundreds of apartments, retail space, and a garage near the Harrison PATH station.

Giving back. 🤍 Several MHS Architecture team members recently volunteered at the Hoboken Food Pantry (part of the Hoboken Community Center at 13th and Washington St) to pack and prepare food parcels for needy families. 🥫 This will be an ongoing activity for MHS, and we're happy to help in any small way to get necessary food to Hudson County families in need.

Even as we design housing for thousands of New Jerseyans it's important to keep in mind the members of our community who face food shortages and hunger every day. The Hoboken Community Center and its group of dedicated volunteers work tirelessly in this mission and we're happy to help any way we can. 💪

The skyline has undergone a remarkable transformation over the past few decades. 🌇 MHS Architecture is proud to have our fingerprints on many of these developments, with our work represented by both completed projects and those currently under construction.

A recent Jersey Digs feature takes a closer look at the continued development of the Downtown neighborhood, one of the City of Jersey City's most active hotspots for new construction. This summer has seen another wave of projects move forward, stretching from the Hoboken border to the area surrounding Liberty State Park, including several MHS projects: 50 and 55 Hudson, Liberty Harbor North Block 5.1, and 290 Coles 🏗️

Construction is well underway on the Modera Fort Lee at 55 Main Street! 🏗

Designed by MHS Architecture, this new residential community is bringing contemporary design to the Gold Coast just south of the George Washington Bridge. 🌉

Upon completion, this 14-story building will deliver 253 residences, including 25 affordable units, with a design that maximizes Hudson River and NYC skyline views while navigating the site’s challenging topography. The project's robust amenities, from expansive pool terraces and sky lounges to coworking spaces and fitness areas, will complement a LEED-certified design approach, creating a high-quality living experience that reflects both thoughtful planning and elevated urban living. 🏙

We had a chance to swing by the Hub City last week to check in on the progress at 11 Spring Street, which is really beginning to take shape. 🏗️

Brought to life by Boraie Development, construction on this 27-story 300 unit development is moving forward alongside ongoing efforts at the neighboring HELIX Health + Life Science Exchange project, just steps from the New Brunswick NJT station. 🧬
