The lowest roofing quote isn’t always the least expensive option.
Two estimates can appear to cover the same roof while describing very different levels of work. A lower price may look attractive initially, but it can become much more expensive if important parts of the job were excluded or left unclear.
When comparing estimates, look beyond the final number and ask what each contractor has actually included.
• Removal and disposal: Does the price include removing the existing roofing materials, hauling them away and paying disposal fees?
• Decking repairs: What happens if damaged or rotten decking is discovered after the old roof comes off? Is any replacement included, or will it be an additional charge?
• Flashing: Does the estimate include inspecting and replacing flashing around chimneys, walls, vents and other vulnerable areas—or does it assume the existing flashing can be reused?
• Ventilation: Has the contractor evaluated whether the roof has suitable intake and exhaust ventilation?
• Materials and underlayment: What specific shingles, underlayment, fasteners and protective components will be used?
• Cleanup and nail collection: Does the scope include protecting the property, removing debris and performing a thorough magnetic nail sweep?
• Warranties: What is covered by the manufacturer, what is covered by the contractor and how long does each warranty last?
A detailed estimate should make it easier to understand exactly what you’re paying for. If something is vague, ask for clarification before signing—not after the work has started.
The best comparison isn’t simply quote versus quote. It’s scope versus scope.
