Who owns BIM coordination?

POV: You show up to the kickoff meeting and realize there is no BIM Coordinator.

Then everyone starts looking around the call like someone is about to volunteer. 👀

Hosting coordination isn't just opening a model and scheduling a meeting.

Someone has to manage the process.
Track clashes.
Drive decisions.
Keep trades moving.
Manage model updates.
And make sure coordination actually gets to the finish line.

Sometimes a trade partner can take that on.

But it is a separate scope of work.

And yes, Invicta does that too.

Having an in-house BIM/VDC team doesn't mean you don't need a BIM partner.

In fact, some of our best partnerships are with contractors who already have strong internal VDC teams.

They know their company.
They know their standards.
They know their field teams and how they build.

We aren't there to replace that.

We're there when three projects hit coordination at the same time. When the schedule suddenly gets compressed. When a project needs more modeling horsepower than the internal team has available. Or when a specific scope requires experience they don't have sitting on the bench.

That's where the right BIM partner earns their place.

Add capacity without adding permanent overhead.
Bring in specialized experience when you need it.
Scale back when you don't.

The question isn't always in-house or outsourced.

Sometimes the better question is:

What should we own internally, and where does the right partner make us stronger?

Accurate information is the foundation of successful projects.

Our team recently completed 3D laser scanning at 1021 Main, capturing detailed existing conditions to support BIM, coordination, and informed decision-making throughout the project lifecycle.

Reality capture provides project teams with reliable field data, helping reduce uncertainty, improve planning, and identify potential issues before they impact construction.

We appreciate the opportunity to support the team at Andres Construction on this project.
