This summer, our team completed interior painting at The Kinkaid School, including corridors and common areas throughout the main building.

Kinkaid was one of four private schools we painted this summer. Our crews coordinated with each school’s calendar to complete the work while campuses were less occupied and have painting wrapped up before students returned.

We’re proud to have helped these schools start the new year with updated spaces ready to welcome students and staff back to campus!

Recently completed at Houston Distributing Company in Houston, Texas.

Our team repainted the exterior of this active distribution facility, including the large warehouse façade and areas surrounding the loading docks. The updated blue exterior gives the building a consistent, professional look while maintaining the facility’s existing architectural details and signage.

Commercial and industrial facilities come with their own considerations, especially when work is taking place around loading areas and ongoing operations. Our team plans each project with those conditions in mind and minimal to no disruption needed!

Painting an Occupied Building? Consider VOCs Before Work Begins

Paints and coatings can release volatile organic compounds (VOCs) during application and while drying or curing. In occupied offices, schools, healthcare facilities, retail spaces, and other commercial buildings, these emissions are an important part of project planning.

Low- and zero-VOC products can reduce the VOC emissions associated with painting, but VOC content is only one consideration. Facility managers also need to account for ventilation, occupancy schedules, surface conditions, durability requirements, moisture exposure, and routine cleaning.

For occupied buildings, understanding how a product will be applied, how long it needs to dry or cure, and how the space will be used helps facility managers plan painting projects with fewer disruptions.

Time and time again, we see property owners wait until paint is peeling, rust is visible, or coatings have already begun to fail before they begin scheduling a repaint for their facility or warehouse. While not unsalvageable, by this point, the project often requires additional surface preparation and repairs that could have been avoided.

Signs your building may be entering deferred maintenance include:

Dry Film Thickness (DFT) is one of the most important measurements in commercial painting, and often one of the least discussed.

After a commercial coating has fully cured, "Dry Film Thickness" refers to the thickness of that protective coating. While it may seem like a small detail, it plays a major part in how well the paint system protects a building from moisture, UV exposure, corrosion, and everyday wear. If a coating is applied too thin or too thick, it may not perform as intended.

A common misconception in commercial painting is that once a building has been pressure washed, it's ready for paint. However, it's once the dirt and debris are gone, the more detailed evaluation begins.

After the surface is cleaned, experienced commercial painters inspect for failing coatings, rust, damaged sealants, cracks, and other issues that could prevent a commercial repaint from performing as intended. Scraping, sanding, repairs, and proper priming will determine the long term quality of your repaint.
