This homeowner had concerns about squirrels living inside the chimney chase so they called us to check it out. Squirrels are a common problem if you live in a wooded area. They chew on your vents and will get into any hole they can fit into or create to get inside your attic. Proper rodent proofing and cutting trees back away from your roof can help remedy the problem. We will be installing a metal hardware cloth over the flu pipe to prevent any other critters from getting inside.

We are out inspecting a roof for one of our customers after the recent high wind event in the area. What we discovered was several missing ridge shingles. This is by far the most common type of wind damage we see in this area. Your shingles are rated to 110 - 130 mph, but the common practice of using 25 year cut 3 tab shingles for the ridge means that your ridge shingles are only rated for 70 mph winds. Once the shingle blows off, it leaves an exposed nail head or a hole for potential water intrusion. Alot of times you won't even be able to see damage like this from the ground, so it is recommended that you have a roofer come inspect your home for damages after any severe weather event before a small issue becomes a much bigger problem

How do I know when it's time to replace my roof?

The easiest way from the ground to tell if it might be time to prepare for a roof replacement is if you look up and your roof looks shiny. That shiny material is the fiberglass matting on your shingle, Which means that the granules are gone in that area and the asphalt has cracked and chipped away from UV exposure, leaving behind only the fiberglass mat. Over time this too will degrade, leaving holes in your roof. If your roof looks shiny like the one in the pictures, it is time to have your roof inspected by a professional and come up with the best course of action.

Why is ventilation so important? Attic ventilation is critical because it allows the hot air to be exhausted out of your attic and help regulate attic temperature. When a home does not have proper ventilation it can create problems with your mechanicals in the attic, cause mold in areas of poor air flow, and as seen here, it can literally bake your shingles from the underside causing the asphalt to become brittle to the point where it can’t hold the granules anymore. Once those granules fall off and the asphalt dries and chips away, all you are left with is the fiberglass matting which isn’t water tight. It starts on the edges of the shingle as you can see in the picture and then spreads from there. If you look up at your roof from the ground and it looks shiny, that is the fiberglass matting exposed and it is definitely time to have your roof inspected

This customer called us out to do an inspection for damage after a fairly recent hail event. Upon inspection we found there to be hail damage to his shingles. If your roof was affected by hail, it is recommended that you call your insurance company to come out and do an inspection. Hail damage significantly shortens the lifespan of your roof by knocking off the protective granules and exposing the asphalt underneath. Over time the asphalt oxidizes and drys out due to UV exposure and chips away, leaving a hole with just the asphalt mat exposed. You only have a year to claim hail damage with your insurance company and after that you will be out of pocket for a new roof so it is best to notify them as soon as possible after a storm

It doesn't take much to cause a major problem. This is why regular roof inspections and maintenance are so important. You can tell this has been a problem for a while because the nail is rusted, and now she has drywall damage. If this could have been caught during a regular maintenance inspection, the problem could have been taken care of before causing further damage
