Spencer Fane's Houston office had occupied the same floor of the 3040 Post Oak tower for over 20 years. When the firm decided it was time for a facelift, and a new view, they moved one floor up and brought AMB Architects in to lead space assessment, programming, planning, and interior architecture.

The result balances traditional law firm gravitas with a modern edge: a woven wood feature wall behind reception, large-format grey marble through the lobby and corridors, and glass-front conference rooms that switch to opaque with the press of a button. Zoom capability runs through both boardrooms, five conference rooms, and the war room. Serving over 60 team members, the breakroom pairs a blue marble-look quartz island with a tile backsplash that nods to the firm's corporate colors.

Spencer Fane invested in what mattered most to their team: head count, storage, and staff amenities, proof that the right design solves for how people actually work, not just how a space looks.

Working as Building Architect at Jones on Main since 2017, AMB Architects has played a key role in the overall transformation. In 2024, AMB proposed investing more in an existing 3,300 s.f spec suite; premium finishes, statement millwork, and custom details resulted in a distinctively elevated and completely turn-key suite. It leased immediately and provided the proof-of-concept for Wideman to capitalize on the idea.

Healthcare Realty tapped AMB Architects to support the original build-out of Aesthetic House, a boutique medspa in The Woodlands. AMB supported the first phase through construction documents and construction administration. The medspa quickly generated enough demand to warrant an expansion, and they requested that AMB return to plan the expansion. This continuity helped the team create a fully integrated space in both appearance and function.

Architecture comes with its own language. Acronyms like SD, CDs, RFI, RAS, BOMA, and COC carry real weight for building owners, property managers, tenants, and tenant reps.

Knowing the basics helps to ask better questions, protect the schedule, and avoid costly surprises. For example:

BOMA measurements can affect rentable square footage.
TDLR registration can affect permit timing.
RFIs can affect construction progress.
COC/COCC approval affects when a space can legally open.
