That last condenser screw going back in means we’re getting close — but in Houston, the real test is how that system performs under load. 🔩🥵

Before we wrap up a service call, there are a few things I like to verify: refrigerant charge based on the manufacturer’s specifications, compressor and condenser fan amp draws, electrical connections, temperature split, airflow, and a complete system cycle.

Houston heat will expose a weak AC system pretty quickly. A unit can look fine at 9 AM when the outdoor temperature is manageable, then start struggling once we get into the hottest part of the afternoon.

That’s why I don’t like diagnosing a system based on one number. Pressures might look decent, but what’s the subcooling or superheat doing? What’s the amp draw compared to the nameplate? Is the condenser actually rejecting heat properly? Is airflow where it needs to be?

The last screw is just the last step. The readings are what tell you whether the job is actually finished.

☀️ Mornings like this in Houston are hard to complain about.

Quiet neighborhood, nice weather, first AC check of the day… before that Houston heat decides to remind everybody where we live. 😂🔥

One thing I’ve learned working around Houston is that mornings can be deceiving. Your house can feel perfectly comfortable at 8 or 9 AM, the AC cycles normally, and everything seems great.

Then 1–5 PM hits. 🥵

That’s when the real test starts. The roof and attic have been absorbing heat for hours, outdoor temperatures are climbing, and your AC has to work much harder to keep the house comfortable.

That’s why I always tell people: pay attention to how your house feels in the afternoon, not just the morning. If certain rooms suddenly get warmer or the temperature starts creeping up, that can tell you a lot about airflow, insulation, maintenance, or how efficiently the system is actually operating.

For now, though, I’m enjoying this peaceful Houston morning before somebody turns the oven on outside. 😂☀️

☀️ Houston mornings like this are hard to beat.

Early in the morning, it’s peaceful, the temperature feels good, and for a few hours you almost forget how brutal a Houston summer can be. 😂

Then 12–1 PM hits… and everything changes. 🥵

Here’s something homeowners should pay attention to:

Your AC might seem perfectly fine at 8 or 9 in the morning because there isn’t much heat load on the house yet. But once the sun has been beating on the roof and walls for several hours, that’s when the system really gets tested.

If around 1–5 PM you notice:

* The AC running almost nonstop
* The temperature inside slowly climbing
* Certain rooms getting noticeably warmer
* The house struggling to recover until nighttime

…it may be a sign your system needs maintenance, has an airflow issue, dirty coils, low refrigerant, or simply isn’t performing at its full potential.

Homeowner tip: Don’t judge your AC only by how it performs in the morning. Pay attention to what it does during the hottest part of the day—that’s when your AC tells you how healthy it really is.

Houston homeowners 🏠 If someone handed you $5,000 to upgrade ONE thing in your house today, where would you spend it?

One of the biggest problems in the AC industry isn’t always the repair… sometimes it’s the explanation. 😂

Technician: “Your TXV is restricted, your superheat is off, your static pressure is high, and your capacitor is weak.”

Homeowner: 😐 “Sooo… is my AC gonna work or not?”

Homeowners shouldn’t need an HVAC license just to understand what’s happening inside their own house.

When we find a problem, our job isn’t just to tell you what part needs to be replaced. We should show you what we found, explain what caused it, what can happen if you leave it alone, and what your options are.

And sometimes the answer might even be: you don’t need to fix it today. You just need to know what to watch for.

That’s what real service should look like.

Before spending hundreds or thousands of dollars on your AC, you should understand exactly what you’re paying for and why.

So homeowners, I’m curious:

Walking into the attic and seeing water sitting in the AC drain pan is one of those things that immediately gets my attention. 👀💧

For homeowners, water in the emergency drain pan is usually a warning sign—not something you want to ignore.

Your AC doesn’t just cool your home. It also removes humidity from the air, which creates condensation. That water should travel through the primary drain line and safely outside. If the drain becomes clogged with buildup, algae, dirt, or debris, that water can start backing up.

A few things homeowners should watch for:

• Water in the emergency drain pan
• Water stains or discoloration on the ceiling
• AC shutting off unexpectedly because a float switch activated
• A drain line that suddenly stops dripping outside
• Musty smells around the AC or vents

This is also why float switches are so important. They’re designed to shut the system down when water reaches a certain level instead of allowing it to overflow into your attic and potentially damage insulation, sheetrock, ceilings, and flooring.

If you ever notice your AC suddenly isn’t running, don’t automatically assume the system is broken. Check around the indoor unit and drain pan first. Sometimes your AC is actually shutting itself down because it’s trying to protect your house.

Catching a clogged drain early can be a relatively simple service call. Ignoring the water until it comes through the ceiling? That’s when a small AC problem can turn into an AC and home-repair problem. 😬

Especially during a Houston summer, keeping those AC drain lines clean is just as important as keeping the system cooling. ❄️💧

Houston AC units in August are putting in some serious overtime. ☀️❄️

When I walk into a backyard and hook my gauges up to the condenser, I’m not just checking whether it “needs Freon.” We’re looking at refrigerant pressures, temperatures, airflow, and how efficiently the entire system is operating.

A few quick tips for homeowners:

• If your AC runs nonstop during the hottest part of the day and never reaches the thermostat setting, something may need attention.
• Check your air filter regularly. A dirty filter restricts airflow and makes the system work harder.
• Keep grass, leaves, and debris away from the outdoor condenser so it can breathe and release heat properly.
• Watch your drain line and drain pan. Your AC removes a lot of moisture from the house, especially during a Houston summer.
• If the system is low on refrigerant, remember: refrigerant doesn’t normally just “get used up.” There could be a leak that needs to be investigated.

And one of the biggest tips: don’t wait until the AC completely stops cooling. Sometimes the warning signs are longer run times, higher electric bills, unusual noises, or certain rooms suddenly feeling warmer.

A little maintenance today can help prevent a much bigger repair when it’s 100° outside. 🔧❄️

😂 From the homeowner’s point of view, I know exactly what this looks like…

“Why is the AC guy just sitting there? I thought he was supposed to be working on my unit.” 👀😂

But there’s actually a reason.

When we’re adding refrigerant to an air conditioning system, we can’t just hook up the gauges, dump refrigerant in, and call it a day. The system needs time to run and stabilize so we can monitor the pressures, temperatures, and overall performance.

Adding too much refrigerant can cause problems just like having too little. That’s why a technician may spend some time watching the gauges, checking temperature readings, and allowing the system to respond before making another adjustment.

So yes… sometimes part of the job really is sitting there and watching numbers. 😂

And when it’s 95°+ outside in Texas and there happens to be a little patch of shade next to the condenser… you better believe I’m monitoring those pressures from the shade. 😎☀️❄️

One important thing for homeowners: refrigerant doesn’t normally get “used up” like gasoline. If your system is low, there’s usually a reason, and a refrigerant leak may need to be investigated. Simply adding refrigerant isn’t always the complete solution.

Good HVAC work isn’t always about moving fast. Sometimes it’s about giving the system enough time to tell us what’s actually happening.

So next time you see your AC technician sitting beside the condenser staring at his gauges… he might actually be doing more than you think.

Although I’m not going to lie… the shade definitely helps. 😂

You know you’re in Houston when you can spot two things in this video that give it away. 😂 One is pretty obvious… the other one you have to look a little harder for. 👀 Let’s see who catches both.

But living in Houston also means homeowners have to stay ready for just about anything. One week we’re dealing with extreme heat and A/C systems running nonstop, the next we’re watching heavy rain, wind and storms roll through.

That’s also why it’s important to understand your home and your homeowners insurance coverage before something happens. Roof damage, water leaks, plumbing problems and even certain types of HVAC damage can turn into expensive repairs quickly. What insurance covers depends on your individual policy and what actually caused the damage, so don’t wait until there’s water coming through the ceiling to figure out what your coverage looks like.

On the HVAC side, keep your drain lines clear, change your filters and pay attention if the system suddenly stops keeping up. On the plumbing side, watch for unexplained increases in your water bill, low pressure, wet spots or stains on ceilings and walls.
