Water changes the ground. Drainage, frost, setbacks, and how the whole thing looks from the far side all get decided before anyone digs.

Pool house construction in the Hudson Valley — board-formed concrete, steel awnings, and a wall of glass.

This pavilion holds an indoor lap pool behind full-height glazing, with retractable louvered shades on steel outriggers. Concrete formwork this clean doesn't happen by accident — it's planned, priced, and supervised.

Standing at a sink looking at the valley is a better twenty years than standing at a sink looking at a backsplash.

Drain lines want to run through walls that also want to hold a window. Structural header, waste routing, and venting all have to agree with each other in the same few inches.

It's a decision with a number attached, and you should see the number beforehand. We will not go one penny over budget unless you ask us to.

Custom bathroom construction in the Hudson Valley — what a freestanding tub asks of the floor beneath it.

A filled tub with a person in it is a concentrated load in one spot. On an upper floor that's a framing conversation, not a shopping conversation.

Nobody enjoys hearing that the tub they fell in love with means blocking and a joist detail. But you'd rather hear it now than watch it become a change order in month nine.

Indoor pool construction in the Hudson Valley — dark-bottom lap pool, folding glass walls, and a gilded stag standing guard.

Building an indoor pool means getting the invisible right: dehumidification, v***r barriers, structural waterproofing. The visible part — still water, a sunburst mirror, sculpture lighting — is the reward.

The engineering behind a room like this is exactly where budgets usually go sideways. Ours didn't.

Stone veneer and solid stone are not the same budget line.

They can look similar in a rendering and they are nothing alike in cost, weight, footing requirement, and how they age. One is a finish. The other is structure.

If a bid says "stone" without saying which, that bid isn't finished. We'd rather have the conversation at the drawing stage than the expensive one at the foundation.

We will not go one penny over budget unless you ask us to.

Board-and-batten custom home in the Hudson Valley — arched entries, round windows, standing-seam metal roof.

The full approach: two gabled volumes joined by a covered breezeway, with a board-formed concrete pavilion beyond. Every material here was priced line by line before ground broke.
