🏚🛠🏠🏬🏣The Cat 5 proposal process involves drafting a highly detailed scope of work including client selections, specifications, precise material takeoffs, and careful consideration of existing conditions. We apply extra effort in identifying possible secondary work that may accompany our primary objectives during our proposal process to mitigate costly change orders during the construction phase. Although square foot pricing is not used to draft our fixed-price proposals due to the exponential number of variables found when transforming an existing space, we are able to provide a probable cost range based upon our expertise and completed project data to use as a budgetary reference. Let’s take a look at a brief scenario that would likely land in the $60-$68 per square foot price range.
• 1,600-2,000 square foot interior renovation that includes plumbing fixture replacement in the kitchen, primary bath, and one secondary bath as well as added recessed lighting and electrical fixture replacement throughout common areas.
• Acoustic ceiling texture removal throughout and light orange peel texture applied.
• Two top coats of paint to be applied to all doors, trim, and previously painted surfaces.
• Cabinet/vanity doors, drawer fronts, and visible sides of boxes to be painted and hardware replaced.
•Replace existing flooring with new luxury vinyl plank flooring.
• Tile backsplash in the kitchen and two tile tub surrounds from tub to ceiling.
• Mid-level finishes include Delta plumbing fixtures, Benjamin Moore paint products, LVP in the $5-$7 per square foot range, tile in the $5-$12 per square foot range, and granite or select quartz counter and vanity tops.
• This scenario does not include any work to the exterior of the residence.
The scenario described will leave you with a brand new interior space that will bring enjoyment for years to come. There are several factors that would affect the investment cost of a similar project such as ceiling height, existing flooring types, whether existing cabinets are salvageable, condition of existing finishes, and the occupancy status of the space being renovated.
