How long does a roof replacement take? With a full crew in summer, we install 35-40 squares in a 12-13 hour day. (One square = 100 sq ft; most homes run 25-40.) Anything larger goes into a second day.

Installing a metal roof, Part 5 — the cleat that locks the next panels down.

Before the next set of panels goes on, a cleat gets set on top of the transition metal — tucked under the panel above it and over the one below. The panel folds around that cleat and locks in.

That's what holds a metal roof down in high wind, and what keeps wind-driven rain and snow from getting underneath.

Nobody ever sees it once the roof is finished. More of this install coming.

Installing a metal roof, Part 4 — sealing the transition.

Transitions are where metal roofs start leaking. So every part of this one gets sealed: silicone under the laps, the panels tied together, and the water given nowhere to sneak in.

Nobody ever sees this once the roof is finished. It's the reason it lasts.

That seam running across the ridge is called a weave. It's where a claim went sideways.

When an adjuster only approves the slopes with documented damage, you get a partial replacement. New shingles on the back. Original shingles on the front. And a line down the middle where two roofs meet.

That line is the weak point. Two ages of shingle, two underlayments, sometimes two different profiles - tied together and asked to shed water for the next twenty years.

A roofer who knows the claims process documents the entire roof before the adjuster ever sets a ladder. Slope matching. Code items. Ventilation. Flashing. In the file up front, not argued after the check clears.

The homeowner in this video paid a full deductible and still owns a 22-year-old roof on the side of the house everyone sees.

Part 2. Drip edge, and the spot most metal installs get wrong.

This roof breaks from a 6/12 down to a 4/12. That break is the problem.

The shortcut is to run the panel straight down, send it a couple inches past the transition, and butt the next one against it. Looks finished from the ground. But water slows down when the pitch flattens, and up here it doesn't just slow down — it sits there as snow and ice for weeks. Anything that sits on a roof eventually finds a way underneath it.

The transition gets its own flashing. That's the whole fix. It isn't expensive and it isn't hard, it just takes marking it out and taking the time.

One more thing, since the camera's running: my ice and water shield ended up under the drip edge on this eave. It belongs on top. It's been baking up here all summer and it's bonded down hard, and this is a shed behind my own building — so I'm leaving it. On your house we'd pull it and redo it. I'd rather show you that than cut it out. 🔧
