Some roofing questions sound simple but tell you everything. These three separate the companies that protect you from the ones that quietly leave you holding the risk.

1. "Who pulls the permit?" A permit is who's legally accountable for the work meeting code. If a roofer asks you to pull it yourself, pay attentionโthey've just shifted the liability for code compliance onto you. A company that stands behind its work pulls its own, because it's willing to be the name on the line.

2. "Is the warranty on the materials, or on your work?" The distinction almost nobody knows existsโand the one that costs people. A manufacturer's warranty covers the shingles. It covers nothing if the installation is what failed. And most roof problems are installation problems. So a roof can be "under warranty" and still leave you paying for the leak. Ask who backs the workmanship, and for how long.

3. "How long will my roof be open?" During a tear-off, your home is exposedโno shingles, just decking and whatever the weather brings. Ask, and you find out fast whether this is a crew that finishes with urgency, or one that opens your roof and disappears for days while your house sits uncovered.
