Most people think you show up to a builder and pick from a list of options. That is not how we do it.

Our first design meeting starts with you talking and us listening. What does your family actually need? How do you move through a house in the morning? Where does everyone end up on a Sunday? What did you hate about every house you have ever lived in?

The floor plan comes out of that conversation, not out of a catalog. And by the time we are done, you are not choosing between Option A and Option B. You are looking at something built around your life.

Everyone wants a number. I get it.

But here's the honest answer on what a custom home costs with Amos: it depends on one thing more than any other.

Are you building this home to stay in it, or are you going to sell it in four or five years?

Because if you're staying, the math works completely differently. The materials we use, the specs we build to, and the craftsmanship behind every decision. It pays for itself over time. Lower utility bills. No surprise repairs in year six. A house that still looks like it was just built a decade later.

If you're going to flip it or move on in a few years, a custom build might not be the right move for you. And I'd rather tell you that upfront.

For someone who is planting roots in Central Iowa and wants to build something worth owning, something you had a say in from the foundation to the finishes, the investment is absolutely worth it.

This morning, before 9 am, I was on the phone with Polk County, trying to get a grading permit sorted for a client who needs to bring in 350+ loads of fill dirt.

The county requires a civil engineer to draw up a stamped grading plan before a single load comes in. $5,000 to $6,000 for a piece of paper showing what we were going to do correctly anyway. No inspector is coming to look at it in person. Just a desk, a drawing, and a fee.

My client's reaction: "Why do I have to pay for that?"

My answer: because one builder years ago graded a job wrong and flooded the neighbor's yard. Now everyone pays for it.

This is what running a custom home company actually looks like. It's not just framing walls and picking out tile. It's permits and county codes and civil engineers and phone calls and fires, every single day.

I tell my clients this because I want them to understand what they're getting when they hire a builder who knows the system. You shouldn't have to deal with any of this. That's my job.

And I don't mind the fires. I just think you deserve to know they exist.

Not when something goes wrong. Not when we need a decision from you. Every week, on schedule, whether there's good news or bad news or just a progress update.

I started doing this years ago because I watched clients lose their minds on other builds. Not because things went wrong necessarily, but because nobody was telling them anything. Weeks would go by, and they had no idea if their house was on track or off track or what was happening with their money.

That's not how we operate.

Every week, you get a clear picture of where we are, what's coming next, and what decisions are on the horizon. If something came up that week that affects your timeline or your budget, you hear it from me directly. Not in a bill at the end.

Most people buying a new home have no idea what size HVAC system is going in. They just assume the builder got it right.

They didn't.

Undersized units work harder, wear out faster, and cost you more every single month. And here's the thing most builders won't tell you about: the heat pump.

A heat pump inside your AC unit costs about $800 more at installation. What it does is handle a portion of your home's heating load, so in mild temperatures, your furnace barely runs at all. If you're on propane, that $800 investment pays for itself faster than you'd believe.

We spec HVAC correctly on every build. That means right-sized units and, when it makes sense, heat pumps included as standard… not an upgrade you have to ask for.

When you're shopping with builders, ask them this: What SEER rating is the AC unit, and does it include a heat pump? If they have to look it up, that tells you something.

Here's the thing nobody talks about when comparing a custom build to buying new in Waukee or Grimes right now.

The sticker price on those spec homes? It's just the beginning.

New roof in year 6. Exterior repaint in year 4 because they used cheap paint to hit their margin. HVAC replacement in year 8 because the unit was undersized from day one. Basement finishing, you have to pay for yourself because they left it a blank box.

A home we build for you gets none of that. The HVAC is sized correctly. The insulation is done right. The paint, the materials, the details… they're chosen to last because we're not cutting corners to hit a price point.

If you're going to be in your house for the next 10 years, do the real math. Not just the mortgage payment. The whole cost of ownership.
