Some buildings just need someone to see what they could become.

For decades, this Redondo Beach corner was a convenience store. Today, it’s the first South Bay home of Lavender & Honey, the Pasadena espresso bar locals have loved for years.

Our team led the tenant improvement with one guiding idea: keep what already worked. The original store had generous natural light and an open, airy footprint, so we designed around it rather than against it. We layered in a palette drawn from the coast:

→ Fluted white oak and clean white tile at the service counter
→ Arched niches that soften the back-of-house wall
→ Built-in market shelving so the space works as café, deli and neighborhood shop
→ A bench-lined dining room bathed in afternoon light

The result feels new to the South Bay but unmistakably Lavender & Honey: a fresh, welcoming destination for locals and visitors alike.

Adaptive reuse isn’t only about sustainability. It’s about giving a community’s familiar places a second life.

Bar of the Year. 🥃

Vandell just won ’s 2026 Next Wave Award. We designed it to feel like it’s always belonged to Los Feliz, with lighting that dims as the night goes on and a seat for every hour.

Opening night, there was a line 30 minutes before the doors opened. It’s still there.

Grateful to see our project at 4127 East Supreme Court featured in LA YIMBY this fall. 🙌

The six-story residential building in Northeast LA has moved through City Planning review. It’s a project we care about because of how much it asks of a very small site.

The parcel is a 4,500-square-foot corner at Mission Road. It has sat vacant, apart from a billboard, since 2020. Our proposal turns it into 13 one-bedroom homes, two of them reserved for very-low-income households under State Density Bonus.

A few things LA YIMBY highlighted that we’re especially proud of:
→ Choosing livability over maximum count. The site could have supported up to 17 units. We designed 13, with three carefully tuned floor plans.
→ Shared space, stacked vertically. With no room at grade, residents get a planted roof deck and an interior community room.
→ Parking without a mandate. AB 2097 removed the minimum, but a semi-automated puzzle-lift still fits 11 cars, alongside 17 bike spaces.
→ A clear material identity. White stucco, metal-panel cladding, textured CMU at the base, and an exposed stair marking the corner.

Small infill sites are where a lot of LA’s housing future will be built. Projects like this take creativity, patience, and a strong team.

Small lots. Big quarter.

A lot has happened at AERO COLLECTIVE these past few months. Here’s the recap.

🏆 Small Lots, Big Impacts: Winning Team
With Six Peak Capital, Frolic Community, and West of West, we were selected as one of three winning teams (out of 30 submissions) in Small Lots, Big Impacts. The initiative is led by cityLAB-UCLA, LA4LA, and Genesis LA. Our proposal treats LA’s underutilized small lots as a chance for neighborhood-scaled density that still protects privacy, light, and open space, creating new paths to attainable homeownership. With financing support from Genesis LA, the project is moving toward implementation. Construction is anticipated in 2027.

🏗️ PASSO Tops Out in West LA
Several of our ED1 affordable housing projects with PASSO have officially topped out near the West LA VA Medical Center. These homes will give veterans stable, well-designed housing close to essential services, and they’re on track for completion in 2027. This is what streamlined policy and strong partnerships look like in practice.

🏫 A New Vision for Escuela Plus + LA Christian Academy
We shared an early concept for a more connected campus. It brings classrooms, shared learning spaces, play areas, and outdoor gathering spaces together under one cohesive identity.

📰 In the Press
Our Small Lots work was featured in the Los Angeles Times and Dwell. Separately, LA Times critic Bill Addison spotlighted Vandell, an AERO-designed bar with Griffith Park-inspired tilework, murals, and intimate rooms.

🤝 Opening the Door
We welcomed The Hidden Genius Project into our Inglewood studio. Together we walked through the architectural process, from first idea to built place, with the next generation of creative thinkers.

Housing, education, hospitality, and community. Different scales, same goal: design that makes Los Angeles work better for the people who live here.

Big milestone for Sankofa Place at Centinela, as reported by . The Los Angeles County Affordable Housing Solutions Agency (LACAHSA) has closed its first-ever construction loan, for 120 affordable homes and a permanent headquarters for the Social Justice Learning Institute at 400 Centinela Ave. in Inglewood. The $7.5M loan is one part of the project's total funding, which combines several state and local sources. Groundbreaking is expected this October.

We're proud to be designing this two-building complex with The Architects Collective, for Venice Community Housing, Linc Housing and SJLI. Swipe to see where the rooftop crown came from.

Slauson Apartments is rising in Park Mesa Heights

A few blocks from the newest light rail stop on Crenshaw, this mixed-use building brings 63 homes and 2,000 sf of restaurant space to Slauson Ave, made possible by LA's Transit Oriented Communities (TOC) ordinance.

Most of the height sits along the commercial street and steps down toward the single-family homes behind it. At street level, it features storefronts and a lobby, not blank walls.

Small footprint. Big impact.

For Bluestone Lane’s Santa Monica location, AERO COLLECTIVE transformed just 275 square feet into a highly efficient grab-and-go café designed around the pace of a busy creative campus.

Floor-to-ceiling glazing brings in natural light and gives the compact space a sense of openness, while streamlined planning, custom millwork, and a walk-up service window support fast, intuitive operations. The result is a hospitality experience that feels bright, polished, and distinctly Bluestone Lane—without wasting a single square foot.

Proof that thoughtful design isn’t about having more space. It’s about making every inch work harder.

At Centinela II, the design is moving from drawings into reality.

With the walls still open, each site visit is a chance to check the details, coordinate what’s coming together, and see the architecture take shape in real time.

Much of what we see now will eventually disappear behind finished surfaces, but these are the layers that make the building work.
