Modern Plumbing Services

Modern Plumbing Services Serving Citrus County Since 1978. Family owned plumbing company located in Inverness, FL. Modern Plumbing Services is known for a straightforward approach. Yes.

Modern Plumbing Services is a family-owned, multi-generation plumbing company based in Inverness, Florida, proudly serving Citrus County since 1978. For more than four decades, homeowners, business owners, property managers, Realtors, contractors, nonprofit organizations, and local families have trusted our team for dependable plumbing repairs, professional installations, clear communication, and

honest recommendations. Our goal is simple: provide the kind of plumbing service we would feel comfortable recommending to our own family and friends. That means showing up prepared, listening carefully, explaining the problem in plain language, respecting the customer’s property, and offering practical options without pressure. We believe good plumbing service is not only about repairing pipes and fixtures. It is also about helping customers feel informed, respected, and confident in the work being completed. Modern Plumbing Services serves Inverness, Lecanto, Hernando, Beverly Hills, Crystal River, Homosassa, Floral City, Citrus Springs, and other nearby communities throughout Citrus County. We provide residential and commercial plumbing repairs, replacements, maintenance, inspections, upgrades, and renovation support. Our team works on water heaters, toilets, faucets, sinks, drains, sewer lines, plumbing fixtures, water lines, repipes, backflow devices, bathroom plumbing, mobile home plumbing, water meter connections, and many other common plumbing needs. Our plumbers are not paid by commission, and we do not believe in high-pressure sales tactics. The purpose of a service visit is to understand the customer’s concern, identify the likely cause, discuss reasonable solutions, and complete approved work professionally. When several repair or replacement options are available, we explain the differences so the customer can make the decision that is right for the property, timeline, and budget. We provide itemized invoices so customers can better understand the work performed. For many larger plumbing projects, we can provide a professional type-written estimate that clearly outlines the proposed scope. We also offer free second opinions for many qualifying projects because customers deserve to understand their options before committing to a major repair, replacement, repipe, renovation, or installation. Convenience and communication matter. Modern Plumbing Services uses two-hour appointment windows to make scheduling easier and reduce the frustration of waiting all day for a service provider. Customers can contact our office by phone or request service online. Same-day appointments may be available depending on workload, technician availability, project type, location, and the time the request is received. Calling earlier in the day gives our team the best opportunity to help with time-sensitive plumbing needs. Our company has been part of Citrus County since 1978. We value the relationships that come from serving the same local communities year after year. Many customers know us through family members, neighbors, friends, local businesses, community organizations, or previous generations who used our company. That history matters to us. We work hard to protect the trust associated with the Modern Plumbing name by treating every service call as an opportunity to build a long-term customer relationship. Our mission is to provide the highest quality customer service through great employees. We believe great employees create long-lasting customers. When a company takes care of its employees, those employees are better prepared to take care of customers. As a family-owned business serving Citrus County since 1978, we strive to be more than a plumbing company. We want to be an active, dependable presence in the community, built on integrity, reliability, workmanship, and respectful service. Modern Plumbing Services provides plumbing help for homes of many ages and construction types. Citrus County includes traditional single-family homes, mobile and manufactured homes, older properties, newer developments, commercial buildings, restaurants, offices, rental properties, churches, community facilities, and properties with unique plumbing layouts. Our experience in the local area helps us understand common regional plumbing concerns, including aging piping, water heater replacement, fixture wear, drain problems, sewer line issues, mobile home plumbing needs, backflow requirements, remodel preparation, and water service connections. Customers often contact us when they have a visible leak, a dripping faucet, a toilet that will not stop running, a water heater that is not producing hot water, a drain that is slow or blocked, an unexplained increase in water use, low water pressure, staining around a fixture, moisture near a wall or floor, a sewer odor, a plumbing noise, or an outdated fixture that needs replacement. We also help customers plan improvements before a problem occurs. This may include replacing an aging water heater, upgrading toilets and faucets, improving bathroom accessibility, repiping older plumbing systems, preparing for new countertops, updating bathroom fixtures, or completing plumbing work during a renovation. Every plumbing situation is different. The appropriate repair depends on the age and condition of the system, the location of the problem, the materials involved, accessibility, local requirements, previous repairs, and the customer’s goals. Our team focuses on evaluating the actual property rather than relying on a one-size-fits-all recommendation. We want customers to understand what we see, what we recommend, and why. Modern Plumbing Services can help customers compare repair and replacement options. A repair may be the right choice when a fixture or component is otherwise in good condition and the repair is practical. Replacement may make more sense when equipment is old, repeatedly failing, inefficient, damaged, unavailable for parts, or likely to require continuing repairs. We explain the factors that affect the decision and provide the information needed for the customer to choose. We understand that inviting a plumber into a home or business requires trust. Our team strives to communicate clearly, work carefully, and maintain a professional environment. We respect the property, the customer’s time, and the importance of keeping plumbing systems operating safely and reliably. When work is complete, we review the result, answer reasonable questions, and provide documentation of the approved service. Modern Plumbing Services is available for both planned projects and unexpected plumbing problems during normal business operations. We do not advertise ourselves as a 24-hour emergency plumbing company. Instead, we focus on dependable scheduled service, same-day availability when possible, clear communication, and quality work for customers throughout Citrus County. GENERAL PLUMBING REPAIRS

Modern Plumbing Services handles many common residential and commercial plumbing repairs throughout Citrus County. Plumbing problems can range from a minor nuisance to a sign of a larger issue, so it is important to evaluate the condition of the affected fixture, piping, valve, connection, or appliance before recommending work. Our plumbers investigate the reported concern, look for visible contributing factors, and discuss appropriate repair options. Common service requests include leaking pipes, dripping fixtures, loose connections, failed shutoff valves, unusual plumbing noises, water pressure concerns, corroded components, damaged supply lines, fixture problems, and water appearing where it should not be. The exact repair depends on the materials, location, accessibility, and overall condition of the system. Our focus is on practical solutions, clear explanations, and approved work completed professionally. WATER HEATER REPAIR

A water heater problem can interrupt bathing, cleaning, cooking, laundry, and business operations. Modern Plumbing Services provides water heater diagnostics and repair for many common electric, gas, tank-style, tankless, hybrid, residential, and commercial water heater concerns. Customers may call because the water is cold, only lukewarm, inconsistent, too hot, discolored, noisy, leaking, or slow to recover. The cause may involve heating elements, thermostats, igniters, controls, valves, electrical components, venting-related conditions, mineral buildup, plumbing connections, or the age and condition of the equipment. Not every water heater issue requires immediate replacement. When a repair is reasonable, we explain the proposed work. When replacement is the more practical option, we review appropriate choices based on property needs, hot water use, installation requirements, and available equipment. WATER HEATER REPLACEMENT AND INSTALLATION

Modern Plumbing Services installs replacement water heaters for homes and businesses in Inverness and throughout Citrus County. Selecting the right water heater involves more than choosing a tank size. The property’s hot water demand, available energy source, installation location, electrical or gas requirements, venting, drainage, clearances, existing piping, code-related components, and customer preferences may all affect the project. We help customers understand the differences between common water heater options and what may be involved in replacing older equipment. Our installation work may include removing the existing unit, preparing approved connections, setting the replacement equipment, reconnecting plumbing and applicable utilities, testing operation, checking for visible leaks, and reviewing basic operating information with the customer. Same-day installation may be available for certain standard replacements when equipment and scheduling allow. Calling earlier in the day provides the best opportunity for same-day scheduling. TANKLESS WATER HEATERS

Tankless water heaters can be a good option for some homes and businesses, but they are not automatically the best fit for every property. Modern Plumbing Services helps customers evaluate tankless water heater repair, replacement, and installation needs. Important considerations include fuel type, electrical service, gas supply, venting, flow demand, fixture use, water quality, available installation space, manufacturer requirements, and the condition of the existing plumbing system. A tankless system may provide long-duration hot water when properly sized and installed, but customers should also understand maintenance, installation requirements, and possible upgrade costs. We provide straightforward information so the customer can compare tankless equipment with traditional tank-style and other available water heating options without sales pressure. COMMERCIAL WATER HEATERS

Businesses, restaurants, offices, community facilities, and other commercial properties depend on reliable hot water. Modern Plumbing Services provides commercial water heater repair and replacement services for qualifying properties in Citrus County. Commercial systems may have different capacity, recovery, control, venting, electrical, gas, access, and operational requirements than residential equipment. A loss of hot water can affect sanitation, food service, cleaning, customer service, employee operations, or regulatory obligations. Our team works to identify the problem, determine whether a repair is practical, help locate appropriate parts or equipment when available, and explain the proposed work. Scheduling depends on equipment type, part availability, site access, and the scope of the project. TOILET REPAIR

A toilet that runs continuously, leaks, clogs repeatedly, rocks, flushes poorly, makes unusual sounds, or refills slowly can waste water and create frustration. Modern Plumbing Services repairs many common toilet problems, including worn internal components, fill valve concerns, flush valve or flapper issues, loose connections, leaking supply lines, unstable mounting, and other visible defects. Some symptoms may be caused by the toilet itself, while others may involve the drain, flange, water supply, installation, or surrounding floor. Our plumber evaluates the condition and explains whether a repair, reset, drain service, or replacement is the most practical option. We avoid automatically recommending a new toilet when a sensible repair can restore dependable operation. TOILET INSTALLATION AND REPLACEMENT

Modern Plumbing Services installs replacement toilets for homeowners, businesses, rental properties, offices, and accessible bathroom projects throughout Citrus County. Customers may choose replacement because the current toilet is damaged, inefficient, uncomfortable, difficult to repair, outdated, cracked, repeatedly clogged, or no longer appropriate for the user’s needs. We can help with standard-height, comfort-height, elongated, and accessibility-focused toilet options. Installation conditions vary, especially in older homes or where the flange, flooring, shutoff valve, or water connection has deteriorated. Our team removes the old fixture when included in the approved scope, evaluates the visible installation area, installs the replacement toilet, connects the water supply, tests flushing and filling, and checks for visible leaks. FAUCET REPAIR AND REPLACEMENT

Dripping faucets can waste water, stain fixtures, create noise, and become more difficult to repair as components age. Modern Plumbing Services provides faucet repair and replacement for kitchens, bathrooms, laundry areas, utility sinks, and selected commercial applications. Depending on the faucet, the problem may involve a cartridge, stem, seal, supply line, handle, mounting hardware, aerator, connection, corrosion, or internal wear. Parts availability and fixture condition affect whether repair is practical. When replacement is the better option, customers can select a fixture that fits the sink configuration, style, budget, and intended use. We can install customer-selected fixtures when appropriate or help explain common installation considerations before purchase. SINK AND FIXTURE INSTALLATION

Modern Plumbing Services installs sinks and plumbing fixtures as part of repairs, upgrades, countertop projects, bathroom renovations, kitchen improvements, and commercial maintenance. Installation may involve faucets, drains, traps, supply connections, shutoff valves, strainers, disposal connections, accessible components, or modifications needed to match the new fixture. Proper planning is important because not every sink or faucet is compatible with every cabinet, countertop, opening, drain location, or supply arrangement. We encourage customers to confirm dimensions and specifications before purchasing specialty fixtures. Our team can review the plumbing portion of the project, complete approved disconnect and reconnect work, and test visible connections after installation. DRAIN CLEANING

Slow or blocked drains may be caused by buildup, grease, soap, hair, food waste, foreign objects, roots, damaged piping, poor slope, scale, or other conditions. Modern Plumbing Services provides drain cleaning for qualifying residential and commercial stoppages. The appropriate method depends on the affected drain, piping size, access point, severity of the blockage, history of the problem, and condition of the system. Clearing a stoppage restores flow, but it does not always correct the underlying cause. When a drain repeatedly backs up, additional evaluation may be appropriate. We explain the limits of drain cleaning and may recommend sewer camera inspection or further repair when symptoms suggest a larger piping issue. SEWER CAMERA VIDEO INSPECTIONS

A sewer camera inspection can help provide visual information about the interior of an accessible drain or sewer line. Modern Plumbing Services offers sewer camera video services for customers experiencing recurring stoppages, suspected root intrusion, damaged piping, unusual drainage behavior, or concerns about the condition of a sewer line. A camera may reveal visible buildup, offsets, separations, roots, standing water, low areas, damaged sections, obstructions, or other conditions. Camera results must be interpreted in context because visibility can be affected by water, debris, pipe condition, access, and line configuration. A camera inspection is a useful diagnostic tool, but it does not guarantee that every hidden defect or future problem will be identified. SEWER LINE REPAIR

When a sewer or drain line is damaged, separated, collapsed, obstructed, improperly pitched, infiltrated by roots, or repeatedly failing, a repair may be necessary. Modern Plumbing Services evaluates qualifying sewer line concerns and can provide written estimates for many larger repair projects. The proposed solution depends on the location and depth of the line, access, property conditions, pipe material, extent of damage, landscaping, concrete, utilities, and local requirements. Some repairs may involve a limited section, while others may require broader replacement. We explain the visible or documented condition, the proposed scope, and factors that may affect the project before work begins. WHOLE-HOUSE REPIPING

Older or failing plumbing systems may develop repeated leaks, low pressure, corrosion, discolored water, restricted flow, or reliability concerns. Modern Plumbing Services provides professional estimates for qualifying whole-house repiping projects in Citrus County. Repiping is a significant project that requires planning around fixture locations, attic or crawlspace access, wall and ceiling access, piping routes, shutoff locations, water service conditions, and the occupied use of the property. We review the visible system, discuss the proposed piping approach, and prepare a written scope for qualifying projects. Customers should understand that drywall, painting, cabinetry, tile, or other finish work may be separate from the plumbing scope unless specifically included. POLYBUTYLENE REPIPE SERVICES

Polybutylene piping was installed in many properties during earlier decades and may now be a concern because of age, previous failures, insurance requirements, property transactions, or customer preference. Modern Plumbing Services provides estimates for qualifying polybutylene repipe projects. Each home is different, so the scope depends on where the piping is located, how fixtures are supplied, whether piping runs through attics, walls, floors, crawlspaces, or mobile home underbellies, and how much access is available. We explain the intended replacement approach and identify visible limitations during the estimate process. A professional written estimate helps homeowners, buyers, sellers, and property managers understand the proposed plumbing work before committing. SLAB LEAK EVALUATION AND REPAIR

Water appearing through flooring, warm spots, unexplained water use, reduced pressure, sounds of running water, or moisture near a slab may indicate a concealed plumbing problem. Modern Plumbing Services provides slab leak pre-diagnostic evaluation and repair support for qualifying properties. We do not advertise in-house electronic leak detection as a standalone service. When specialized detection is needed, customers may need to work with an appropriate leak detection provider to help identify the location. After useful location information is available, our team can evaluate repair options. Depending on the situation, a repair may involve accessing the affected area, rerouting piping, abandoning a failed section, or preparing a larger plumbing estimate. The right solution depends on pipe location, material, property layout, accessibility, and the extent of the problem. MOBILE HOME PLUMBING

Mobile and manufactured homes often have plumbing layouts, access points, materials, fixture connections, water service arrangements, and under-home conditions that differ from conventional houses. Modern Plumbing Services provides mobile home plumbing repairs, fixture replacement, water heater services, repiping estimates, drain services, leak repairs, and other qualifying plumbing work throughout Citrus County. Access beneath the home, insulation, underbelly material, previous repairs, skirting, support conditions, and limited workspace can affect the project. Our local experience helps us identify practical approaches while explaining any access or restoration limitations. We treat mobile home plumbing as a specialized part of our service, not an afterthought. BACKFLOW TESTING, CERTIFICATION, REPAIR, AND REPLACEMENT

Backflow prevention devices help protect water systems from unwanted reversal of flow under certain conditions. Modern Plumbing Services provides backflow testing, certification, repair, cleaning, and replacement for qualifying residential, irrigation, commercial, and property applications in Citrus County. The required device and testing schedule may depend on the water provider, property use, irrigation system, local requirements, and installation conditions. A device that fails testing may need cleaning, internal repair, part replacement, or complete replacement. We document the service provided and help customers understand the next steps. Availability depends on device type, size, condition, parts, access, and applicable reporting requirements. WATER METER CONNECTIONS AND WATER SERVICE LINES

Modern Plumbing Services provides plumbing support for qualifying water meter connections and water service projects in Citrus County. A new or modified water service may be needed when connecting a property to a public water system, replacing an older service line, changing property use, coordinating construction, or addressing a failed underground line. These projects may involve trenching, piping, valves, connections, route planning, utility coordination, inspections, permits, restoration, and site-specific conditions. We review the available information, evaluate the visible route and access, and prepare a written estimate for qualifying work. Property owners are responsible for confirming any separate utility fees, impact fees, meter charges, or non-plumbing requirements unless specifically included. BATHROOM REMODELING PLUMBING

Modern Plumbing Services provides the plumbing portion of many bathroom remodeling and renovation projects. We can assist with toilet replacement, shower valves, faucets, sinks, drains, tub or shower plumbing, fixture relocation, accessible fixtures, water lines, and approved rough-in or finish work. Remodeling requires coordination between plumbing, cabinetry, countertops, tile, flooring, drywall, electrical work, permitting, and other trades. The plumbing scope should be defined before walls or floors are closed and before specialty fixtures are purchased. We provide professional written estimates for many larger bathroom plumbing projects and explain what is included, what must be completed by others, and what site conditions may change the scope. ADA AND ACCESSIBILITY PLUMBING

Modern Plumbing Services helps customers improve bathroom accessibility with comfort-height toilets, accessible faucets, selected grab bar coordination, walk-in shower plumbing, fixture changes, and other qualifying plumbing upgrades. Accessibility needs differ from person to person, so the best solution depends on mobility, reach, balance, caregiver support, bathroom layout, doorway clearance, fixture placement, and construction limitations. Plumbing work may be one part of a broader accessibility renovation that includes carpentry, tile, flooring, walls, doors, or structural support. We discuss the plumbing portion honestly and encourage customers to select fixtures and layouts that fit the actual user’s needs rather than relying only on general product labels. GARBAGE DISPOSAL SERVICE

A garbage disposal that hums, leaks, jams, drains slowly, trips a reset, makes unusual noise, or stops operating may need repair, clearing, electrical evaluation, drain service, or replacement. Modern Plumbing Services provides garbage disposal replacement and selected repair services where appropriate. The condition of the unit, age, corrosion, mounting assembly, sink flange, drain connections, wiring, and cause of failure affect the recommendation. Garbage disposals are designed for limited food waste, not grease, bones, fibrous material, coffee grounds, large quantities of leftovers, or non-food objects. Proper use can reduce stoppages and extend service life, but repeated issues may indicate a drain or installation problem beyond the disposal itself. SHOWER VALVE AND CARTRIDGE SERVICE

A shower that drips, will not shut off, has poor temperature control, is difficult to operate, produces low flow, or leaks behind the trim may have a valve, cartridge, seal, pressure-balance, piping, or fixture issue. Modern Plumbing Services repairs and replaces many common shower valve components and provides estimates for larger valve replacement projects. Parts availability depends on manufacturer, model, age, condition, and whether the original components can be identified. Some repairs can be completed from the finished side of the wall, while other problems require access behind the valve or removal of surrounding materials. We explain access needs and limitations before approved work begins whenever possible. HOSE BIBS AND EXTERIOR FAUCETS

Leaking or damaged hose bibs can waste water, stain walls, contribute to moisture problems, and make outdoor water use difficult. Modern Plumbing Services repairs and replaces qualifying exterior faucets and hose connections. The work required depends on whether the fixture is threaded, soldered, secured inside a wall, connected through block or siding, damaged by corrosion, or affected by piping inside the structure. A leaking hose bib may appear simple from the outside but require interior access to replace safely. We discuss visible conditions, shutoff requirements, access, and restoration limitations before proceeding with work that may affect walls or finishes. WATER LINE REPAIRS

Water line leaks can occur at exposed piping, valves, fittings, fixture supplies, walls, ceilings, attics, crawlspaces, underground services, or concealed locations. Modern Plumbing Services provides repair and replacement for many accessible water line concerns. The first priority is identifying the likely source and controlling active water when possible. The repair method depends on pipe material, pressure, location, accessibility, surrounding damage, and whether the affected section is part of a larger failing system. A single repair may solve an isolated defect, but repeated leaks can indicate that broader repiping should be considered. We explain the difference so the customer can make an informed decision. KITCHEN PLUMBING

Modern Plumbing Services provides kitchen plumbing repairs and installations for faucets, sinks, drains, garbage disposals, dishwasher connections, icemaker lines, shutoff valves, supply lines, and plumbing associated with countertop projects. Kitchen work often requires coordination with cabinet installers, countertop fabricators, appliance installers, electricians, and homeowners. Disconnecting and reconnecting fixtures must be scheduled around the overall project so plumbing components are protected and the new sink, faucet, disposal, or appliance connections fit the completed layout. We review the plumbing scope, identify visible concerns, and explain whether additional parts or modifications may be needed after new countertops or fixtures are installed. COMMERCIAL PLUMBING SERVICES

Modern Plumbing Services provides qualifying plumbing repairs, maintenance, replacements, and installations for businesses and commercial properties throughout Citrus County. We serve offices, restaurants, retail spaces, community buildings, nonprofit facilities, rental properties, and other local organizations. Commercial plumbing problems can affect customers, employees, sanitation, accessibility, daily operations, and property management responsibilities. Common needs include water heater service, toilet and faucet repair, drain cleaning, fixture replacement, leak repair, backflow service, sewer camera inspection, water line work, and planned upgrades. We communicate with property owners, managers, tenants, and authorized representatives to define the scope and minimize unnecessary disruption whenever scheduling and site conditions allow. PLUMBING SERVICES FOR REALTORS AND PROPERTY TRANSACTIONS

Realtors, buyers, sellers, property managers, and homeowners often need clear plumbing information during a property transaction. Modern Plumbing Services can evaluate visible plumbing concerns, prepare estimates for qualifying repairs, provide second opinions, replace water heaters or fixtures, address leaks, inspect accessible sewer lines with a camera, and prepare written scopes for larger projects such as repiping. A service visit or estimate is not the same as a full home inspection, engineering report, guarantee, or certification of every concealed component. We document the plumbing work requested and explain visible findings within the limits of access. Prompt scheduling depends on workload, property access, utilities, authorization, and the type of documentation needed. PLUMBING FOR PROPERTY MANAGERS AND RENTAL HOMES

Property managers and rental property owners need dependable communication, authorization procedures, tenant coordination, and clear documentation. Modern Plumbing Services provides plumbing service for qualifying rental homes and managed properties in Citrus County. We can communicate with the authorized contact, coordinate access when appropriate, evaluate the reported problem, provide an estimate when required, complete approved work, and issue an itemized invoice. Property managers should provide accurate contact information, access instructions, spending limits, tenant details, and authorization requirements before the appointment. The owner or authorized representative remains responsible for approving work and confirming any lease, warranty, insurance, or vendor requirements. PLUMBING FOR OLDER HOMES

Older homes can have a mixture of original piping, partial upgrades, abandoned lines, outdated fixtures, limited shutoff valves, previous repairs, hidden damage, and materials installed under standards that have changed over time. Modern Plumbing Services serves many older properties throughout Citrus County and understands that repairs may reveal additional conditions once access is opened. We evaluate visible plumbing, explain known limitations, and avoid promising that one repair will correct unrelated defects elsewhere in the system. When repeated leaks, corrosion, restricted flow, or incompatible materials are present, we may recommend a broader evaluation or repipe estimate. Our goal is to help the customer make a practical decision based on the actual condition of the property. PREVENTIVE PLUMBING PLANNING

Not every plumbing visit begins with a failure. Modern Plumbing Services also helps customers plan replacements and upgrades before an urgent problem occurs. Preventive planning may include replacing an aging water heater, updating worn shutoff valves, installing reliable supply lines, changing a toilet that repeatedly causes trouble, addressing small leaks, evaluating older piping, cleaning a slow drain, inspecting a sewer line with a camera, preparing for new countertops, or obtaining an estimate for a future repipe or bathroom project. Planning ahead can provide more time to compare options, coordinate schedules, select fixtures, and avoid rushed decisions. We encourage customers to ask questions and understand the expected service life and condition of important plumbing components. PROFESSIONAL WRITTEN ESTIMATES

For many larger plumbing projects, Modern Plumbing Services provides professional type-written estimates. A written estimate can help homeowners, businesses, Realtors, property managers, and contractors understand the proposed scope, major materials, exclusions, and expected work before approval. Estimates are based on the information and visible conditions available at the time. Concealed damage, inaccessible areas, inaccurate plans, code-related discoveries, utility conflicts, structural conditions, hazardous materials, or customer changes may affect the final scope. We make a reasonable effort to identify likely project requirements and communicate any known limitations. Customers should read the estimate carefully and ask questions before approving work. FREE SECOND OPINIONS

Major plumbing recommendations can be expensive, and customers should feel comfortable understanding why the work is being proposed. Modern Plumbing Services offers free second opinions for many qualifying projects. A second opinion may be useful when a customer has been told they need a whole-house repipe, major sewer replacement, water heater replacement, extensive bathroom work, or another significant plumbing investment. We evaluate the information available, inspect visible conditions when access allows, and provide our professional perspective. A second opinion does not automatically mean that the first recommendation was incorrect. It can help the customer compare scopes, assumptions, options, and pricing before making a decision. NO COMMISSION-BASED PLUMBERS

Modern Plumbing Services does not use commission-based plumbers. We believe customers are better served when the person evaluating the problem is focused on plumbing, not on earning a percentage from a larger sale. Our plumbers are expected to identify the concern, explain available options, and complete approved work professionally. There may still be situations where replacement is more sensible than repair, but the recommendation should be based on condition, reliability, parts availability, installation requirements, code considerations, and long-term practicality rather than a sales incentive. This approach supports our commitment to honest recommendations and long-term customer relationships. NO HIGH-PRESSURE SALES

Customers should not feel pressured into making a plumbing decision they do not understand. Modern Plumbing Services explains the problem, reviews reasonable options, and allows the customer to approve the work they want completed. We do not believe fear, artificial urgency, confusing packages, or aggressive sales tactics belong in a professional plumbing relationship. Some plumbing situations are time-sensitive because of active leaks, property damage, sanitation, equipment failure, or business operations. Even then, the customer deserves a clear explanation. Our role is to provide useful information and professional service, not to force a decision. ITEMIZED INVOICES

Modern Plumbing Services provides itemized invoices to help customers understand the work performed. Clear documentation is useful for homeowners, landlords, property managers, businesses, Realtors, warranties, insurance records, budgeting, and future maintenance. The invoice reflects the approved service completed during the visit and may include labor, materials, equipment, service charges, disposal, or other applicable items. An invoice is not a complete property inspection report unless a separate report was specifically requested and included. Customers should retain invoices with property records because they can be helpful when tracking repairs, equipment age, fixture changes, and ongoing plumbing history. TWO-HOUR APPOINTMENT WINDOWS

Waiting all day for a service company is frustrating. Modern Plumbing Services uses convenient two-hour appointment windows to give customers a more useful scheduling range. Plumbing work can be unpredictable because earlier jobs may reveal hidden conditions or require additional time, but our office works to communicate changes when possible. Customers can help by providing accurate contact information, clear access instructions, a detailed description of the problem, and notice of pets, gates, tenants, alarms, or special property conditions. Someone authorized to approve work should be available during the appointment unless prior arrangements have been made. LOCAL CITRUS COUNTY EXPERIENCE

It reflects the belief that local companies can help strengthen the place where their employees live, raise families, attend school, volunteer, shop, and build relationships. We are proud to support community efforts and to serve customers who often become familiar faces over many years. CUSTOMER COMMUNICATION

Clear communication is one of the most important parts of a plumbing service experience. Modern Plumbing Services encourages customers to describe when the problem started, what they have observed, whether it is getting worse, what fixtures are affected, whether water has been shut off, and whether previous repairs have been attempted. Photos can sometimes help our office understand the type of fixture or visible condition before the visit, although a photo cannot replace an on-site evaluation. During the appointment, our plumber explains visible findings and proposed work. Customers should ask questions whenever something is unclear. WHAT CUSTOMERS CAN EXPECT

When contacting Modern Plumbing Services, customers can expect a professional effort to understand the request, schedule the appropriate type of visit, and explain basic preparation. At the property, the plumber reviews the concern, evaluates accessible components, discusses recommended work, and obtains approval before proceeding. The work area should be accessible and free of personal items when possible. After service, the plumber tests the repaired or installed component within reasonable limits, checks visible connections, and explains any additional concerns noticed during the approved scope. Customers receive an invoice documenting the service. Larger projects may follow a separate estimate, scheduling, permitting, ordering, and project coordination process. CUSTOMER RESPONSIBILITIES

Customers play an important role in a successful plumbing appointment. Please provide accurate property and contact information, disclose known hazards, secure pets, arrange access, identify the correct fixture or problem area, and ensure an authorized adult is available to approve work. Plumbing areas should be cleared of belongings when possible. Customers should not conceal previous leaks, chemical drain cleaner use, electrical concerns, structural damage, contamination, or previous repairs because those details may affect safety and service. For rental properties or managed locations, the person requesting work should confirm authorization and payment responsibility before the appointment. LIMITS OF PLUMBING SERVICE

A plumbing service visit evaluates the reported concern and accessible conditions related to the approved scope. It is not automatically a whole-property inspection, mold assessment, structural evaluation, electrical inspection, engineering analysis, water quality test, insurance inspection, or guarantee that no other defects exist. Concealed piping and hidden damage may not be visible without opening walls, floors, ceilings, cabinets, or ground. Testing one repaired component does not verify every part of the plumbing system. We explain known limits when they are relevant so customers can make informed decisions and obtain other qualified professionals when needed. FREQUENTLY ASKED QUESTIONS

DO YOU SERVE ALL OF CITRUS COUNTY? Modern Plumbing Services serves Inverness and many communities throughout Citrus County, including Lecanto, Hernando, Beverly Hills, Crystal River, Homosassa, Floral City, Citrus Springs, and nearby areas. Service availability may depend on the property address, requested work, travel time, technician schedule, and project type. Customers outside the immediate area are welcome to call our office so we can confirm whether the location is within our current service range. ARE YOU A FAMILY-OWNED PLUMBING COMPANY? Modern Plumbing Services is a family-owned, multi-generation plumbing company that has served Citrus County since 1978. Our history is an important part of our business, but we know that longevity only matters when it is supported by dependable service, good employees, honest communication, and continued trust from local customers. DO YOU OFFER 24-HOUR EMERGENCY PLUMBING? Modern Plumbing Services does not advertise 24-hour emergency plumbing service. We focus on dependable scheduled service, two-hour appointment windows, and same-day availability when scheduling allows. Customers with a serious active leak should protect people and property, shut off the water when it can be done safely, and contact the appropriate emergency resources when immediate danger is present. CAN I SCHEDULE ONLINE? Customers can visit [www.citruscountyplumbers.com](http://www.citruscountyplumbers.com) to learn about services and request scheduling. Online requests are reviewed during normal business operations and are not a substitute for emergency response. For urgent same-day needs, calling (352) 726-5601 earlier in the day gives our office the best opportunity to review availability. DO YOU PROVIDE FREE ESTIMATES? Modern Plumbing Services provides free professional written estimates for many qualifying larger projects, such as repiping, bathroom plumbing renovations, water meter connections, and other planned installations. Routine service calls, diagnostic visits, drain cleaning, sewer camera services, and equipment-related services may have separate charges. Our office can explain the type of appointment that is appropriate for the request. DO YOU PROVIDE FREE SECOND OPINIONS? We provide free second opinions for many qualifying major plumbing projects. This can be helpful when a customer has received a recommendation for a repipe, sewer replacement, major water heater project, extensive bathroom work, or another substantial investment. Availability and scope depend on the property, access, documentation, and the type of recommendation being reviewed. DO YOUR PLUMBERS WORK ON COMMISSION? No. Modern Plumbing Services does not use commission-based plumbers. We want recommendations to be based on the plumbing condition and the customer’s needs, not on a percentage of the sale. WILL I RECEIVE AN ITEMIZED INVOICE? We provide itemized invoices for approved work. The invoice documents the service performed and applicable charges. Customers should save the invoice with their property records for future reference. HOW LONG IS THE APPOINTMENT WINDOW? Modern Plumbing Services uses two-hour appointment windows. Plumbing jobs can be unpredictable, so arrival times may occasionally be affected by earlier work, traffic, parts, or unexpected conditions. Our office works to communicate changes when possible. DO YOU OFFER SAME-DAY SERVICE? Same-day plumbing service may be available depending on the time of the request, location, technician availability, equipment, parts, and type of work. Calling before noon generally gives our team more scheduling flexibility, but same-day service cannot be guaranteed. CAN YOU GIVE ME A PRICE FROM A PHOTO? Photos can help identify a fixture, model, visible leak, installation area, or general project type. In some cases, photos may help our office provide preliminary guidance or determine the correct appointment. A final price may still require an on-site evaluation because photos do not show concealed piping, access, shutoffs, code requirements, damage, or installation conditions. DO YOU REPAIR WATER HEATERS? We provide repair and replacement for many residential and commercial water heater problems, including tank-style, tankless, electric, gas, and hybrid equipment. Service depends on the equipment, condition, parts availability, installation, and manufacturer requirements.

This morning started with a toilet overflowing, every drain in the house backing up, and me aggressively plunging like my life depended on it. Nothing was working, and my stress level was officially at 100.

Fast forward a few hours…

I’m curled up reading my favorite book with a glass of red wine, the plumbing is flowing again, and the house is peaceful.

Modern Plumbing came out, found the stoppage, got everything cleared, and made a very stressful day feel easy.

Sometimes the best kind of stress relief is just calling the right plumber. 🍷📖

There’s something satisfying about a good before and after.

This homeowner in Beverly Hills decided it was time to replace an aging water heater before it became a bigger problem. The old unit had reached the end of its service life, so our team removed it and installed a new AO Smith ProLine electric water heater that will provide reliable hot water for years to come.

We also took the opportunity to make several important upgrades. The existing PEX piping was converted to CPVC hard pipe, a new brass shut-off valve was installed, a code-required thermal expansion tank was added, and the new water heater was set in a drain pan with a water alarm for extra protection. We also handled the Citrus County permit and inspection so everything was completed to current code.

At Modern Plumbing Services, we believe a water heater replacement should be done right the first time. It is about more than replacing a tank. It is about installing a system that is safe, reliable, and built to last.

If your water heater is leaking, showing signs of rust, or simply getting older, we’d be happy to help you explore your options.

📍 Proudly serving Citrus County since 1978.

“Anyway, like I was sayin’… water is the fruit of plumbing.

You can flush with it, shower in it, bathe in it, wash dishes with it, wash clothes with it, brush your teeth with it, fill the dog bowl with it, make coffee with it, boil spaghetti with it, water the grass with it…

You got hot water, cold water, city water, well water, hard water, soft water, filtered water…

Then you got water in the sink, water in the toilet, water in the tub, water in the shower, water in the water heater…

And sometimes you got water in the kitchen, water in the hallway, water under the house, water comin’ through the ceiling…

That’s usually when you call Modern Plumbing.”
