Oh boy. Contractors have sidewalks torn up to make way for fire suppression and additional water services to feed the four new upstairs apartments.
We’re working on final framing of kitchen walls and cabinet blocking, and preparing to test out old existing windows in preparation to install the new ones.
The fire suppression company got started today getting things in place for the fire sprinkler system. And would you just look at my floor joists!! (Don’t worry, they and I worked together on the notches and how to keep the floor structurally sound - the notches were an integral part of the floor structure design).

Quick update…
This job has more lumber per sqft of floor space than any job I’ve ever done. In part due to the sound deadening blocking requirements (picture shows the sound deadening MLV installation under way), and the fact that every closet has a matching storage space above it.

Have I mentioned that these, while not large apartments, will be very high end units? Real hardwood floors, ceramic showers, real stone countertops, tall ceilings, high quality windows and doors, and a private rooftop patio.

We’ve been a bit busy.

So far to date we’ve completely gutted the second floor (down to only the floor joists and ceiling joists and some of the original bearing walls), installed a new floor joist system running perpendicular to original joists, laid out the flooring and wall plates for 3 of the 4 apartments, insulated/sound deadened the floor system, replaced the roofing, tore down part of the rear elevation brick and are installing new brick, and have started some of the front elevation painting.

Finally seeing some fruits of the 3 months of demolition and clean up. There’s still so very much to do ahead of us, but now we can see the progress.

The company motto has always been "What would you do if you weren't afraid to try? Fear Not!".

Well, we're trying a couple things - one really exciting, the other is kicking our butts.

The exciting one, and you'll definitely being hearing about this for the next year, we are starting a renovation of a downtown Main St building into 4 residential apartments and a commercial space below. We will have lots of updates on this as it progresses.

The butt kicker - we have been contracted to remove (vacuum) the insulation from 3 houses. The first one, Monday, took at least 30 man-hours and two trips to the landfill with 1660 pounds of insulation. The second one, one landfill run with 1140 pounds and second trailer loaded so far, has already consumed at least 40 hours and I doubt we'll be able to complete it in one more day. Third job isn't even prepped yet (need to cut through a structural brick gable end to access to attic), and doesn't promise to be any fun at all.

So, we're living out the motto - "What would you do if you weren't afraid to try? Fear Not!". The worst that can happen is we won't try THAT again.

That’s a wrap for the big kitchen rehab in Ionia. All tools and miscellaneous supplies are off site, the entire project has been cleaned, and the dust barrier between the “old” house and the new work has been removed. Inspector has signed off. Final photos coming once they have everything of theirs situated.
Happy clients, happy crew, happy builder.
Already working on prepping the next job - stay tuned for the information on that one.
