Sometimes, we just have to mix the concrete by hand... In this case, the clients added a structural change to the build. We worked with the engineer on the fly to spec the needed column footings so we could keep moving forward with minor delays.

Making good progress on our addition project. Notice the 2 different panels. We did not do this to get into the Christmas spirit... The green is 7/16" thick, and the redish brown is 5/8" thick. We prefer to use a 5/8" or greater roof deck because it yields a stronger and more consistent substrate for the shingles. Here, we opted to use the 7/16" on the sides we had to overframe and plane into the existing roof. We did this to reduce weight added over the existing roof and to flush into the 1/2" plywood roof deck on the existing roof sections. Anyway, it's always nice using these products. We can deck the roof and dry it more efficiently using and

Beautiful day for a golf tournament organized by and hosted by
We had to work and didn't get to play but thankful for the opportunity to sponsor the 13th hole. We appreciate all the good work and effort the Northeast Florida Builders Association offers our local building community!

When adding new additions to older homes, sometimes we need to add reinforcement to the older structure to accept the new. Especially when best practices weren't adhered to in the original construction. Here, we've added an attic beam to post up and support a new roof intersection, collar ties because there were none, and added posts from an existing beam to help support the old roof ridge. It's important to look beyond the new architectural and structural designs because they don't always anticipate how the original structure was assembled.

We completed our porch addition and remodel. One of the older homes in built in the late 1800s, this was a great project to be a part of. The client was awesome to work with. We look forward to his future and epic porch parties!

We are making good progress on our addition project. There is more framing to do on this roof than the entire addition itself. In order to make this owners suite and covered lanai addition look like it was always part of the house, we are having to overframe and undo previous years of add ons. It's complicated, but we are up for the challenge.

So... this is a new one. During the course of a typical remodel and addition, we got to be a part of draining, cleaning, and replumbing the pool. It's not overly complicated, but it's definitely new and different for us. That's a reason we love what we do, you never know what new and different facets of this industry you'll undertake.

We are on the home stretch of our new river build. The client got a hold of some old church lights for the vaulted great room. It took some figuring to rewire based on today's electrical codes, but Tyndall Electric was up to the task. They are going to be a great addition to this space. Imagine the history these light fixtures have experienced and now live on in this new home.

Despite having posted for a time, we've been busy. Started a new addition to an older home. Here, we are setting the subfloor using Huber's foam adhesive combined with conventional ring shank nails. It's our maiden voyage with the foam adhesive, trying to get away from the typical construction adhesives of the past. We will definitely use this on these applications moving forward. It's very easy to use and not as messy. The takeaway for the user is that you don't need as much as you think. It does expand as it cures...

We are back at it, after weeks of rain, on our remodel. On the second level, we've used system for the waterproofing. The composite decking gets installed over 2x4 pressure treated "sleepers" that are glued down, so we have no penetrations through our waterproof deck. This also allows water to pass through the deck boards and flow away from the house. The sleepers extend past the deck about 1/2" to allow the water to weep and the ends are trimmed out with a 1x fascia board.
