Summit County used to be a place you visited for a weekend on the mountain.

Now it’s where people are building the home they actually want to live in.

We’re seeing it in almost every project up there, clients asking for the sauna and cold plunge before they ask about the bonus room. Steam showers. Yoga and movement rooms with real daylight. Quiet primary suites designed for sleep, not for a view alone. Mudrooms that handle ski gear and trail gear, because these homes are being used in July as much as January.

The second home is turning into the reset button. And the design has to hold up to that.

If marble etches, our phone rings. So we say it before anyone picks a slab: this stone will change. It will etch. It will hold a ring where a w**e glass sat on a Tuesday. Then we walk clients into the stone yard and help them choose one.

We suggest it because ten years in, that surface is the one people tell us they love most. Same reason we suggest unlacquered brass, white oak, lime plaster. The materials that look better in year ten than they did at handover.

Perfect is something you buy once. Character is something a house accumulates.

Everyone wants to know if robots are going to build their house.

Devin’s been on a lot of panels lately answering that exact question. The short version: no. The longer version is more interesting.

AI isn’t replacing the people who frame walls, run trim, or catch a problem before it becomes a change order. It’s handling the parts of building that were never the craft, the scheduling, the estimating, the coordination that used to eat the hours we’d rather spend on the work itself.

Better systems mean fewer delays, tighter budgets, and more time on the details you’ll actually live with.

Open walls don’t stay open forever.

Rough-in electrical is one of the least glamorous stages of a remodel and one of the most consequential. Right now, moving an outlet costs a few minutes. After drywall, it costs a demo crew.

So we slow down here. We walk the space with the plans and ask the questions that don’t show up on a blueprint: Which side of the bed do you read on? Where does the Christmas tree go? Is there a coffee maker on this counter in five years? Do you want the island pendants on their own dimmer, or grouped with the cans?

Then we prewire for the things you haven’t asked for yet , motorized shades, a car charger, speakers in the ceiling, a future basement finish. Conduit is cheap. Regret isn’t.

Beautiful finishes get the photos. This is the part that makes a home actually work.

Fixed-cost pricing means we take the time to get it right, no change-order pressure, no rushing the stage that matters most.
