REMEMBER:

• The walls hide the budget
• Scope doubles after demo
• Selections come due early
• Living in it is harder than it sounds
• The cheapest bid costs the most
• Unpermitted work becomes yours

There are a lot of decisions in a build.
Paint colors. Countertops. Fixtures.
But the ones that matter most? They happen before a single wall goes up.

How light moves through your home in the morning. Whether the flow actually works on a Tuesday night with groceries and kids and backpacks. Whether the kitchen is designed for real cooking.

These are the questions we think about on day one.
Because a beautiful home that doesn’t live well isn’t the goal. The goal is both.
